Why the hell did you go to use the ladder when you knew it wasn't securely fitted? :S Should have just waited a few more days for the Landlord to fix it :(

Surely the landlord's liable. He should have made sure everything was in good working order before you moved in. And considering he actually said nothing would fall off, in my eyes, you are not at fault. Any attribution of fault to you is probably him trying to "Scam" you. :p
This is true, if we need to go back as far as this point in time. They left us a 'handbook' to the house which had instructions on using the loft therefore one would assume that it is for us to use as we want - and that it's fit for use. It gets complicated when we get to the whole thing about him half-fixing it.
 
If they're saying you can't use the loft, I would seek some advice, landlords can be utter morons sometimes and just make the tenants pay for whatever.

I'm currently thinking of ringing mine possibly, we have a bush down the side of our garden, the neighbours have just replaced the fence behind said bush, in doing so, they have cut some of the 'over-hanging' bushes....Fine, I don't care...It's the fact they have thrown them into my garden I care about.

Oh, and I saw one of them IN my garden earlier 'tidying' the cut off branches...ie putting them into a neat pile in my garden

At least they were nice about it! (it is "your property's" hedge afterall.) They could have scattered it and burnt it! :P I'd phone my landlord too, if hes like ours he'll prolly say "well chuck it in the bin then" -.-

They're legally obliged to return the cut-offs as they belong to the landlord. Courtesy suggests they should knock and ask and not just invade your garden but still!

The landlords actually came round yesterday evening but I was still at work. The girlfriend sweet-talked them a bit and said they actually seemed alright about it. They've put new screws in the hatch and fitted it back up, but said they'll put some extra hinges on it too. My girlfriend explained that we're definitely not going to use it at all (we only wanted to put the empty boxes out of the way) so I think that helped. As for the spindles, they've taken them away to give to their guy that replaced the one before. To be honest I reckon they'd be ok to go back onto the bannister thing. Just a case of waiting to see if/what they try to charge us for...
