How much rent?

Perhaps the three of you could get together and find a 3 bed place on rentaproperty.com. You can slightly reconcile differences in budget by adjusting the rent for bedroom size.

As a rule, I've always worked to 35 - 45% of take home pay should be spent on rent. So people's previous opinion's of something around £1500p/m is a good figure to start with.

You'll get quite a nice pad for that. Size (square metre-age/bedrooms) will vary greatly depending on where you live, but the accomodation will always be of a good standard.
 
Sutton and Bermondsey are both holes, but then as with all of London, there are nicer areas next door to them.

How valuable is your time? Going further out a few zones can save you a fair whack if you don't mind the increased journey times, even with the increase in travel costs.

As an example:

London Bridge, Zone 1, 1 oystercard £99 (£70 for students), double room about £600
Surrey Quays, Zone 2, 1-2 oystercard £99 (£70 for students), double room about £550
Tooting, Zone 3, 1-3 oystercard £116 (£81 for students), double room about £450
Morden, Zone 4, 1-4 oystercard £140 (£99 for students), double room about £400

So London Bridge costs roughly £670 with a travel time of 0.
Surrey Quays costs £620 with a travel time of 10 mins each way.
Tooting costs £530 with a travel time of 20 mins each way.
Morden costs £500 with a travel time of 30 mins each way.

Say you just travelled weekdays, travelling for 22 hours a month saves you £170, or £7.70 an hour.

Every suburb is pretty much the same as this.

No way. Don't tar other places with the brush as Slutton. Slutton is much worse than other suburbs.. My recommendation would be Surbiton. Nice place to live, fast train into London. Great nightlinfe in Kingston, or if you prefer Wimbledon or London..

You are only young once and its the best time in life to have some decent cash, so make the most of it.
 
That's a very analytical way of looking at it! You always need to consider commute times, as well as which commute line you are on, for example the northern line up through clapham is crazy busy, it may be allot less stressful to consider the overground to Waterloo and tube from there etc.
 
Has anyone had success finding a house? I'm looking around west hampstead atm. Everything goes so fast though. Makes life very hard. Seems like loads of house shares dont want me because im too young too :(
 
i'm seeing a place in old street tonight, and a further place just round the corner from there on sunday. i must admit i'm geting really bored of flat hunting, and I've only been doing it for two weeks.
what's your budget davidb?

Have to admit, it's an amazing site, and although I haven't paid and still using the free service, there's an abundance of rooms/places on a regular (as much as hourly) basis.

Have been to visit 4 or 5 which were PERFECT for me, 4 of them I was pipped to the post and 1 was an absolute ****-up, but I'd certainly recommend the site.

With reference to your age, the properties do show a Min/Max age which you can add to your search filter rather than wasting your time.
 
i'm seeing a place in old street tonight, and a further place just round the corner from there on sunday. i must admit i'm geting really bored of flat hunting, and I've only been doing it for two weeks.

I'm bored and i've managed no more than 3 days.. having said that I start work on monday and am sleeping on the floor till i find a place to live. So i've been searching mentally.

Budgets up to £800pm, though preferably less, is old street nice? Have any decent sized shops around?

I really like Old Street area. Plenty of stuff/shops/bars/restaurants round by shoreditch, spitalfields, etc. Plus its a good location. I see you mentioned you're working in London Bridge - I work by Monument, which is just the other side of LB, and I walk to work from Old Street. Saves about £80-£100 per month and only takes 20 mins.

That doesn't even sound like a good salary for a factory in lincolnshire! Sure my brother even got more than that packing peas!

Pimlico might be worth looking at for a place. Some nice streets of old houses and close to Victoria.
