Giving Landlord notice

Looking to move house in 2 weeks time, but haven't actually told my current Landlord.

What are the rules regarding this?

Can i give 2 weeks notice? Or can i give a months notice but not actually be living in the property for half that time?

Been living in the same house for 6 years, so not very clued up on the do's and dont's

You should have told him 3 months ago.

I would be ****ed if a long term tennant gave me 2 weeks notice... it takes that long just to get it back up for let.

To be honest its a spur of the moment thing.

House is falling apart, mould on the ceilings, landlord doesnt care. Fed up with it.

Main thing i want to know, is can i give a months notice and move out after 2 weeks? Or do i have to actually live in the property throughout my notice period?

Read your contract you may only need to give one months notice

Usually 4 weeks notice. Although if the house is in a bad state you could get around that.

If your contract is a months notice thats the least you have to give them, but this sometimes goes from you rent date. You dont have to live there for that month though you just have to pay a months rent, but in some cases this has to be from the rental date. When i moved from my last flat i gave them notice at the end of the month and my rent was from the middle so i had to pay 6 weeks instead of a month.

of course not, as long as you pay the bills for that period the landlord wont care.

Of course you dont have to live in it, but you will have to pay for the notice period, which depends on contract. If it's falling apart then it might be worth phoning cab and seeing if you can terminate early. But I wouldn't of thought so.

what you physically do weather living there or not is not the point, you will need at least one months notice normally, i.e. tell him NOW and stop posting here.

Its not my responsibility to fix these things and to shell out for something. Thats what i pay the rent for.

Its not always been like this, just over the past 2 years in all honesty.

You can always try to negotiate with your landlord to see if they will waive some or all of the notice period but don't be surprised if they insist on the agreed period. It may be worth trying to use the condition of the house as leverage in negotiating a reduction in the notice period but I'd suggest simply asking politely first, there's little point in starting off on an antagonistic basis when you're asking for a favour.

You don't have to live there during a notice period but you will almost always have to pay for it.

Of course you don't have to live there.
As long as you fill your contractual obligations, whether that's one month or three months payment, you'll have to read the contract to find that out.

On another note.. While we are talking about rented properties that are falling apart...
What happened to the dude and the rats. Who was it? and did it work out in the end?

It is your responsibility to not let it get run down. You should have taken action longer before so that it had been dealt with, be it via agent landlord or 3rd party help.

So it's my reposibility to hang new doors? To insulate the loft? To get the wiring sorted out?

It's not through an agency, rented privately from a landlord.

I think you're missing the point. Buy take action he means get the landlord to fix it. If he refuses, take it further. Not wait 2 years then suddenly decide to move out.

SO what you should have done is paid someone to do the work and take it out of the rent. But from what i can remember when i rented last its minimum one months notice. State of the house needing repairs should have been sorted long ago.

There will be a notice period in your contract.

Go read that.
