Giving Landlord notice

I think you're missing the point. Buy take action he means get the landlord to fix it. If he refuses, take it further. Not wait 2 years then suddenly decide to move out.

Exactly, the landlord may see your lack of maintenance or failure to report maintenance issues have contributed to the state of the property. Hopefully he wont contest your deposit to help rectify it.

This is the thing though, he hasn't even got a deposit from me...

I moved in with a few mates who were the original tennants, they moved out and i stayed.

If i left without notice would the deposit be the only thing i'd lose?

as long as you have reported it you are fine, you do not have to repair stuff yourself, I certainly wouldn't, leaves yourself far to open to footing the bill.

Well if he doesn't have a deposit from you then I don't see how you can lose your deposit unless I'm missing something?

Technically you'd be breaching the contract if you left without giving the agreed notice period so he could potentially take the matter to court. Whether that's likely is another matter as is that he's possibly already in breach of contract if the building doesn't meet the standards set out in the contract and he hasn't taken sufficient steps to rectify this.

As long as you're paying the bills, you don't have to live there.

That's not strictly true for most contracts. If the property is to be empty for an extended period of time then the agent/landlord needs to know about it.
 
Mate I was in the same position, **** house, flatmates who didn't speak English, disgusting conditions, and all of this was advertised as clean student accommodation. Told the landlord I was moving in a couple of weeks, he said that's fine he will refund the deposit, moved into halls, lo and behold no deposit, called up, got through to his solicitor who said it was not enough notice, and the room was in a state. When I tried to say I left the room better than I found it he told me there was no way I was getting my deposit back. So be bloody careful, doesn't seem to be many honest People anymore :(
