I'm looking at buying a house and trying to get a rough idea of the cost that someone has spent on the property.

Work done:
- New combi boiler
- New radiators throughout (probably 5 in total)
- New fuseboard and wiring to go with it
- New kitchen; new units, worktop, sink etc. Medium quality finish. Small kitchen (4x3m).
- New tile flooring (~20 sq. metres)

Any ideas of a rough ballpark figure for what the above would have cost to put in? I have no idea :/

Thanks for any advice.

from my experience at 'mates rates' 3 bed semi;

combi boiler and radiators fitted - £2500
fuseboard and wiring - £1200
Kitchen - if you do it yourself then without appliances - £800 - £1500 depending on exact finish.
Tile flooring - sorry - can't help on this one, but find tiles you like online and work out material costs...

I would say getting on for £13k if it was a fresh install of radiators, associated piping and boiler and new wiring throughout the house.

- New combi boiler

£500 - £1000 for the boiler and £500 installation add some money is the old system needs adapting, i.e. does it have a cylinder that needs removing or is it just a straight replacement

- New radiators throughout (probably 5 in total)

£25 - £100 per rad depending on size / btu add £25 a rad for deent trv's + £200 for the plumber, again if you need to pull up floor boards etc add money

- New fuseboard and wiring to go with it

£90 for the board £150 - 250 for replacement with certificate

- New kitchen; new units, worktop, sink etc. Medium quality finish. Small kitchen (4x3m).

£5k but this is massively subjective depending on remedial works and choices of appliances

- New tile flooring (~20 sq. metres)

Allow £60 sq m add if the old needs removing

some people are giving some extremely expensive prices on here!! you've either all been ripped off or have had ferrari's parked on the drive when the people turned up to price up the job, Wickes etc do kitchens to go, same as B&Q where you'll get a decent sized medium quality kitchen for less than £1000, if you're paying over £2500 for a medium quality small kitchen you've deffo been raped for cash!

OMG:eek: did you get an idustrial boiler, gold pipes and guys in shirts and ties to fit this?!?!

you'll get a decent sized medium quality kitchen for less than £1000,!

That's not including

Fitting
Brassware
Plumbing
Electric
Appliances
Skip
Core drilling if you want to add extraction
Tiling
Mastic
Flooring
Plastering
Decorating
Making good
etc etc etc

Thanks for all the advice.

I think that 10k should easily cover the work she's had done by the sound of it. There's no way the kitchen cost over 5k. I'd say 3k would be a push as it's so small, although like maccapacca says, there could be other costs involved rather than just the price of the units.

I'd say at least 10k for that lot to get a fairly decent job done.
I've been doing loads of work on my house and the costs just seem to spiral and that's with mates rates and doing loads of stuff myself.
In fact It wouldn't surprise me if it was nearer 15k.

It all depends on how big each job was, was it a complete new central heating system with piping or a straight swap for boiler and radiators?
Was it a straight swap for a new fuseboard and a bit of wiring to make good or a complete rewire?
You can easily spend 4 or 5k on a cheap B&Q kitchen with appliances and fitting.

Sorry to hijack the thread, but how much would it cost to refit a small bathroom? It's currently a "wetroom", so it needs:

1. A proper shower cubical and shower tray, and a new electric shower unit because the current one is manky (new one in the same place as the current shower, so no need to redo the plumbing).
2. Semi-decent tiles on the walls and floor.
3. New LED light fittings recessed into the ceiling.
4. New taps on the basin.
5. A heated towel rack.

Full rewire I would charge between 3/4 grand
I doubt it was a full rewire. I'm no expert but the plug points upstairs looked ancient and there were wires trailing across a couple of rooms so unless she didn't think things through I'd imagine she only had the fuse-board and any essential bits done.

I recently did most of the jobs you have on your list. My only advice would be to do your research and do all prep work yourself.

Also, don't just get a builder in and give them the list of jobs. Try to source all the parts and materials yourself and get them in separate.

As for price, its very hard to say as most of that stuff (kitchen/tiling) is subjective to your choice.

Edit:
The 2 main jobs on that list is Kitchen and Boiler.
The other jobs are relatively cheap (depending on the exact wiring that has been done). The fusebox and installation would be under £200 all in.
