Buying house - how find out broadband speed?

Ok, so I'm familiar with SamKnows etc, but as I'm buying a (currently empty) house, I have no idea bout the state of the phoneline, and therefore can't run a speedtest, and therefore don't know whether to go for an ADSL2 link, or Cable (both are available).

Is there any reliable way of getting a speed indication for a postcode? Samknows gives confusing results (2mbps and yet ADSL2 is supported?), which if true will point me at Cable. Currently I'm with Be, who have been fantastic, so I'd like to stick with them if I can get a decent connection (getting 14mbps at present).

Most of the ISPs have a tool on their website where you can enter your postcode and see what the best line available is.
 
Just google street name, you will always find a home phone number. However don't take it as quoted, I've had it under 1/2 estimated speed. I always go cable if available.
