Guys

Ive just bought a new house and I intend to build a garage of some type. It used to have a garage but the current owners just took it down and left a lot of room for parking.

I would probably go with a tandem style 2 length number, but I was looking for advice on types & suppliers.

I could do the base myself and I have found some reasonable prices for companies to come along supply and fit the garage with any number of options I want (pvc doors, gutters, up and over etc etc).

Just wondering if anyone here has been through this and can give me some advice or point me in the right direction?

:)

Is it right to mention make sure it has enough head room for an engine crane to operate? Or even go as far as get a block and tackle overhead? Enough wall sockets installed with a big one for a welder if needed? Cat5 network connection to the house? Wide enough to open the car doors properly?

Power/network is a good one actually.

It will be seperate, so bringing in these two below ground has to be added to my list.

Make the Garage Door(s) as wide as you possibly can - there is nothing more annoying than having a garage that only just accommodates your car :(

As for Garage Doors, you'll get the most width/space out of the available space from a sectional or roller door, just stay away from cheap stuff like steelline doors.

Hi, we have a remote door, thus no-one gets wet as we can access the house from the garage as well.

detailing world have a section where they show off their garages some have built them from scratch and some have done it by themselves so they have loads of pictures and im sure would be able to advise aswell

What sort of ballpark figure is a double garage these days?

(I'm only asking as I'm considering buying a bigger house and some come with enough land to add a nice sized garage)

But once a building is demolished/removed it ceases to exist in the eyes of the planners. This is why barns etc should never be demolished.

But you only need a little corner of the building to remain and you'll be fine.

Best to do it properly rather than have a restrospective planning application to deal with and all that shizzle.......

Planning permission might be different in Scotland, so check out if the foundations are up to current spec, I have heard that they like them strong enough to be able to support a second story in case you want to extend the house.

If you're building it from scratch then things to consider:

1) Can you make it double width, or at least make it wide enough to get in and out without hassle.

2) Can you make some eaves storage above?

3) Could you make it double height and put a room on top?

4) Automatic doors are fantastic :)

5) Make sure you get electricity and possibly data into there.

6) Will you be doing any work on the car in there? If so then consider a pit and also consider some form of heating in there.

7) A side door is useful for when the automatic door breaks (had that happen to me before).

If it is tandem style make sure you have an access at the back as well unless you don't plan to store anything in there other than a car.

My tandem with a single entrance is annoyingly pointless. I toyed with the idea of a toy in there but every time I want to get the lawn mower out I'd have to shift it. Every time we want to get something from the freezer or use the tumble drier we'd have to squeeze past it. etc. etc.

My garage that I had built, I think 3 years didn't require planning permission. External dimensions are 6m x 6m with a tiled pitch roof, think from a height point of view the top of the pitched roof mustn't exceed 4m.

I had it brick built with an insulated cavity wall, had the inside plastered and have a 3.5m insulated roller shutter door. Didn't see the point in skimping as the last thing I wanted was a damp dinghy garage.

It will likely be a tandem with door at the back. I have a workbench and tool drawers for the car.

thanks for the pointers guys, just need to sell my flat now to free up the funds :)
