I've already told her that it was an accident (and I'd feel guilty about blagging it as she's a really nice landlady). Hopefully she has some sort of insurance and will let me off.

Of course she has insurance, and it's her job to replace broken/faulty items in the house.... that's what landladies do. :)

Why should she be out of pocket for your mistake/carelessness? She will have to pay an excess and her premium will be raised next year. Do you really expect her to rectify this at her cost?

I did the same with a similar sized unit with a stone from the lawnmower. Can't remember the excat figure but it was between £200-300 fitted.

So big deal he has a good landlady. She might not be out of pocket or by much. Anyway she can always raise the rent to cover it.

Could ask the landlady to pay for it out of your deposit? I'm assuming you put a deposit down on the property.
 
Landlady probably wouldnt be allowed to take the cost out of the deposit as this has to be held until the termination of the rental contract, only then can payments for damages be deducted. In her defense I wouldnt add this to a bill for the end of the contract in case there are other damages where the total could exceed the deposit.

I have contents insurance - i.e. for all the stuff I own in my room. Don't know any students with insurance for house stuff (windows etc) as well.
 
Unfortunately it's often the case that they are fitted as a unit so both inner and outer panes will need replacing. I would expect something on the order of £200-£300.

Love to see a DIY kit to make a sealed unit and get the gas between the panes!!

It's actually very easy to replace a panel as long the glass isn't moulded into the frame, most can be lifted out once the trim is removed. Issue you will have is lifting such a big pane and fitting it.

The glass should be under £100 as looks to be an old door so no fancy gas inside and then just the fitting cost. £150 all in tops.
 
When I was living in rented housing I once came back from a heavy night out. I was too thrashed to get my keys out so banged on the door for my missus to open it. I ended up smashing one of the panes in the front door. Phone the landlord the next day saying drunk yobo's were knocking on the doors and smashed ours. He replaced it with a brand new door!

Trying to explain a rear patio door is going to be tricky though? Kids with BB guns maybe and report it to police to make it look legit ;).
 
Called round all the places in Oxford and cheapest I could find was £210 :(. You're all right the whole thing does have to be replaced.

Landlady said she'd pay for half though which I appreciate a lot.
 
That seems expensive. I had an entire patio door (similar to yours) sealed unit made up with a hole in it for a cat flap. Fitted it only came to £150. I'd have expected yours to be cheaper than that.
Try glaziers in more industrial areas and avoid the known names. It's often the smaller older companies that will give the best prices and service. It's also quite easy to remove and refit panes in patio doors. You might be able to save some dough by getting them to make up a panel and replacing it yourself.

That doesn't sound too bad actually, at a rough guess I would sell that size unit for around £100 - 120 so however much it would be to fit on top of that.

Ours will last at least 15yrs, I can't vouch for other companies but there are some right shockers... mainly coming from South Wales, I think the record is about 8 months or something, thats quality that.
