Absolutely. Why should you inconvenience yourself through hours of cleaning/tidying and chasing for somethin that was entirely avoidable. I agree that legal action should not be your first route, but I would most definately expect a professional clean, and some form of compensation for the hassle (e.g. a reduction on next months rent).

A ceiling collapse is a BIG deal. In fact the letting agency may even be required to report this under RIDDOR, they certainly would need to if it was a place of work.

Not good!

However, no real need to rip down the whole ceiling, just find the cause (damaged plaster for some reason), remove any other affected areas and re-plaster. The laths look fine, and done properly would last as long as a plasterboard ceiling anyway.

Worst L&P ceiling collapse I've seen was a few hundred yards from mildenhall runway when they were rebuilding lakenheath so the fighters had all relocated. Poor ceiling didn't know what hit it :D

Rather than suing for monetary losses, how about seeing if you can set a precedent for the common man by suing for the right to x amount of "free shots" at your letting agent. (i.e. punches in the face.) :confused:
