Landlord issue. (lost keys)

He's pulling a fast one on you to get extra cash out of you for just his time, offer to get the locksmith round and keys yourself.
 
Well that's that.

Very unfortunate as apparently he needed to change the locks anyway, so it looks like he has just used us to pay for what he needed to do anyway.

Then again, he charged us £500 because one of our windows cracked during the year and he had to replace a few panes of glass, so I'm not holding out hope!

By "one of our windows cracked", I assume you mean "we cracked one of the windows"?

If not, why did you pay him?

Also, isn't it a legal requirement that the landlord hold buildings insurance? In which case, all he can legally charge is the cost to himself to put the damage right. In this case, the excess.
 
Why do you just sit back and take it. Demand several quotes and demand the invoice. It's within your rights. You can at least minimise costs. Although tbh you shouldn't pay anything. Although you may have to, if you signed a joint tenancy.
 
How much would you reckon it would cost to get replaced? The landlord is talking way over £300. Does that sounds about right?

Seems like a lot, just for comparison why not phone your local council and ask how much they charge for a lock change for council properties? Pretty sure it's less than £100 here (possibly just for 1 lock and 2 or 3 new sets of keys).
 
The worst landlord charged us £25 for a single new key, the nicest one £10 each key.

That's outrageous money; getting a key cut costs a few quid!

Anyway, OP, it's fair. They need to replace the locks and get new keys. If your housemate has a shred of honour they'll pay the lot themselves; but you're probably jointly liable.
 
It does seem expensive - I would also insist that the invoice(s) is from a VAT registered company, just so you know that he has not just knocked a random invoice up in MS word and made up an amount.

Get some qoutes yourself also so you have at least an idea of what it should cost.
 
I'd make your housemate pay it all. Sorry but he lost the keys and should have been more responsible. The landlord is rightly taking it seriously as he can't just get one of the other keys cut as the other keys could be out there and it may compromise the safety of new tenants. It would also put the landlord at risk legally if he knew about a missing key and did not change the locks and something happened i.e. someone illegally accessed property.

You can't really cheap out on this one if the landlord does present an invoice. It may well cost what he says. Why should he phone around to get you the cheapest deal? He will have just phoned the first place and got a quote and expects you to pay. Yes he probably did add money on as they generally are all complete ****ers in my experience. But... just as said above ask for the invoice and you will pay it. Well....I say you I mean your housemate should at the very least pay for half of it and then split the rest between the other 8 of you.
 
The guy who lost the key isn't an ******* and has said he'll come good on the cash once he has earnt it from a job so it's all good there.

Just very annoying for the poor sod.
 
As per the other thread tbh mate. He’s not allowed to make a profit from the works to replace the locks, so even if you are liable you want to see receipts of the work done. If he hasn’t done the work then he needs to submit multiple quotes to the deposit holding scheme.

In truth its not up him or you or us, who is liable its down to the people who maintain the scheme. If he has not used a scheme then regardless of who is liable, he has broken the law. Don’t mess about with him any more tbh ask him for information to allow you to progress.

If he cant do so write to him giving him an acceptable time to provide you with the information to resolve this and if he cant, report him.

Dont see how it will cost hundreds, £20 for new barrel, fiver maybe less for each key, they may do you a discount on cutting them.

Even then the likely hood of someone finding the keys and know they fit your door is SLIM, I mean there is no possible way really, also thieves carry loads of random keys anyways and try the locks with those (as well as key like things that 'bounce' the lock pins)

Load of rubbish basically what is it with land lords ripping people off :( ANGERS ME (and im a landlord, id never pull a stunt like this)
 
The charge will include a locksmith fitting the new locks. The landlord won't do it himself.
 
Weird. We just got our deposit back for this house (4 bedroom this year) and the landlord is only charging us £40 for 4 lost keys :/

Guess its just down to who you rent from...
 
Hmm surely since its student accommodation you should really only be paying for your own room and shouldn't be held responsible for your roomates loss? Thats how mines works anyway, each person rents there own roomand seperate tenancy agreements.
