ANother landlord issue...

same with our old grumpy landlord, washing machine started to not work properly after 2 months of living in this house, landlord wont replace it because he bought it brand new for £90!! a brand new washing machine for £90?!
doesnt even have insulation up in the attic except a carpet....

What does your contract state about white goods or repairs to the property? It's surprising how many people don't read the terms and don't know what they're entitled to do about things going wrong..

Example I rent a flat as unfurnished however there are white goods that were left there from a previous occupier. They're there on the basis they're not replaced when they break.
 
I have read threads on here and it makes my dad look like the best land lord. I was passing one of his houses and he got me to drop off £50 he was lending the tennant. Also he got my sister to drop off a key when the tennant had lost hers on a sunday night at 11pm. Personally I think he gets too pally with them and he needs to distance himself from them. He has 10 houses which are his retirement plan so anyone that wrecks his houses or does not pay his rent puts his retirement at risk.

So far he has had one nightmare tennant who wrecked his brand new 1 year new build. We had to force her out though court and she owes him thousands in unpaid rent and repair.

Never rented but you should be getting what you paid for and got when you first moved in, rent is like a mortgage you are paying for the up keep of the house with your rent money.

He wont replace it, why?
If you hold back payment, you get kicked out and taken to court. Irrespective of what you think you are "paying for".

As for OP - if the building is still secure and it is habitable, the landlord is not under any obligation to fix it. However a few pertinent requests and perhaps a few suggestions that the window is not only forming condensation between the panels, but that it is also leaking said condensation inside the property and could cause damp might persuade them. :)
 
My landlord won't replace a blown double glazed window unit in a spare bedroom, is this a reasonable request or not?

The unit (a full top to bottom opener) has blown leaving an unsightly build up of condensation inside the unit.

Any thoughts?

Send him a recorded delivery letter and he will take you serious and get it done .
