Any roofers / builders here?

We suffered a little storm damage to our roof during the high winds last week. Had a roofer come out this morning to take a look. The damage is limited to :-

2 x Large Ridge tiles have came loose and both require refitting and repointing. Both ridge tiles didn't suffer any damage and are intact so I presume they will be reused.

1 x standard sized tile right at the gable end of the roof came loose and dropped to the ground, requires a replacement tile and refitting.

Mortar on the forward sloping gable end just below where the edge of the tiles stop requires re-doing.

I've been quoted £400 to have this done. Does that sound reasonable?. Asking as I haven't a clue if it's a decent price or not. It's a local firm that seem to be reputable and above board as far as I can see, not just one of those blokes who knock at your door and spin you the "I was in the area doing some work on another house and I noticed you need blah.....blah....blah.....done on your roof, I can do it for a good price" line. :rolleyes:
 
Isn't this what house insurance is for?

*Edit* - I would get a few more quotes from other local firms which would give an indication.

Sounds a bit steep but you're not being ripped off. It is however very simple work.

(I used to do this sort of work as an apprentice)
 
depending on when the roof covers were put on the ridge tiles (I take it is clay), might not be reuseable as the sand/cement it is bedded on tends to come off with it and stick to the underside. Then, if you try to chip it off, the clay will break then requiring an extra ridge tile and then you've spent more on labour etc etc

I take it they can get the tiles 'off the shelf' and they're erecting a scaffold?
 
I doubt a small firm would erect a scaffold for such a small job. Probably put a roof ladder up.

Even if the ridge tiles need replacing £400 is very expensive unless they put a scaffold up.
 
Don't need scaffold, ladder & roof ladder is enough.

If I was doing job, price would be around £150 most likely less.

EDIT: Health & Safety has it's good points, but it tries my patience at times.:(

Clean a gutter out on a bungalow last year, was expected to use an access tower because it over 2 metre off the ground.

they should adhear to health & safety then. So you'll probably be paying for a scaffold.

Then he should go elsewhere, it's a waste of the OP's money. They don't need to put a scaffold up for such a small job and lots a smaller firm will do it off a roof ladder, which is perfectly safe.

Just my opinion. I do this sort of work and am self employed so I am my own safety officer. A lot of this H&S is utter rubbish and is a massive hindrance and waste of money.

Oh i agree with you but as working for a large'ish contractor, it just doesn't pay to be negligent on H&S. Smaller firms can always do small jobs for cheaper as they don't have the overheads.
 
Get at least one more quote. We had work done a few months ago, first company wanted £300, the next chap did MORE work for £50 as it wasn't as bad as he'd expected when he went up. Replaced 4 tiles with new and replaced a bit of damaged flashing (properly, not using tape).

Took him about 90mins including putting the ladders up etc. was working like a trojan according to my neighbour opposite who was watching in whilst doing her ironing (as she quite fancied him) :P

Ensure you aren't getting a quote from a "local company" which has branches all over the place when you google them and are actually just agencies advertising on behalf of other people. I'll honestly recommend the roofer to anyone in the central scotland area as I was that impressed by the work he did, can't say I'd do that for many tradesmen.

It sounds like it to me. Definitely worth getting a few more quotes.

Yet wouldn't think twice about claiming if something happened to you because someone else didn't follow the H&S procedures...

Ask for a breakdown and get a 2nd quote, as we're all commenting without seeing the job
 
I paid £100 cash last weekend for the re-cementing/fitting of 8 new ridge tiles and 14 moderns following storm damage.
I provided the tiles and mortar but that lot only cost £32.:D
 
I took some photos earlier on for the insurance claim. I'll post them up shortly so you guys that do this for a living can see the damage. It's fairly minimal but it might give you a better idea of what I'm getting quoted for. Thanks for the replies. :)
