Moved out of rented home and estate agent RANT!

I had a garden much mush worse than that cleared for £150 last summer. Took 2 blokes 2 hours and they took all the rubbish away with them.

£300 is way too much for that.
 
thirded. we've taken an entire deposit off of one lot of tennants for repairs before.

And the other end of the spectrum is that as an ex tennant of a flat, I had £150 withheld from me out of my £650 deposit for "repainting the kitchen" which is surprising considering we left it in a better condition than we acquired it. Additionally, my landlord never protected my deposit, never agreed with me the deductions (after leaving on excellent terms having agreed that I had left the flat in, and I quote, "immaculate condition"). There are bad apples in both barrels.

The garden was in a similar condition with the exception of the weeds not being at the rear it was just soil.

the landlord is also trying to charge £190 for cleaning of the carpets due to pet smell. The annoying thing is the lounge had new laminate flooring fitted which i paid it£400 for 3 month prior to moving out and new carpet fitted to the stairs and landing too. which was paid for by me too due to the wife spilling paint on it. my wife steam cleaned all the carpets after we emptied it. it really is a joke. i took a load of pics of the inside of the house but didn't of the garden.

£200 for a professional cleaner to clean literally every bit of the propety sounds right.

for a 2 bedroom flat, I paid £200 for it all to be professionaly cleaned by a small team and they did a good job. Gardening wise, £70 would be absolute tops!
 
Here is the image of the property of the garden that the estate agent had of the property prior to me moving in. So the only difference realistically is the overgrowth at the rear of the garden.

I had a similar problem with a letting agency regarding a stain on the carpet which was there when I moved in. I took photos of it when i moved into the property but they were not time stamped so i was ****ed.

Guys, landlords will **** you over if you let them. They will push their luck as long as you bend over and take it.

We had a landlord a few years ago that hadn't stipulated in our contract that we couldn't use the fireplace. When we got in touch with them to ask about whether it needed to be swept or if it had been done recently they said "you can't use the fireplace, its in the contract".

We explained that it was not in the contract and that their representative that showed us round had said it was fine to use.

This went on for a few weeks with them maintaining that it was in our contract and that they guy they had show us round was a glorified door opener and knew nothing. Eventually I had put up with enough of their crap after they threatened to kick us out when we wouldn't sign a new contract (they eventually managed to read the contract properly and found out there wasn't anything about the fireplace) and basically told them that I would go to the relevant people and explain that they had threatened us with eviction, sent us snotty letters and mis-represented a property and they soon shut up.

Don't let them push you around. The only good landlord I have had was a private landlord a few years back now. Apart from that, they have pretty much to a man been a bunch of thick, arrogant **** whos only discernable talent seems to be to screw over both tenants and owners alike.
 
Looks like 50/50 on the garden to me - if I was considering renting a place with a garden in that state I'd be put right off - definitely shouldn't cost more than £100 to set that right tho.

I've never had a landlord that hasn't tried it on with the deposit - fortunatly even the first time I took photos when we moved in and moved out so they've never had a leg to stand on.
 
haha what a joke, there was hardly any difference. They can't deduct money because you did not cut some weeds. Where does it say that in any tendency agreement.

Some of these agents think that the deposit exists so that they can have it when you leave the premises. I had one landlord tell me he was going to deduct money for all sorts of things and then i told him that it is not for that. Deposit is so that you do not wilfully damage the property, steal any furniture or if you do not pay rent they have a month to get you out the house. They can't deduct money for normal wear and tear and use.
