Where do i stand here? Tenancy agreement

Nothing is every straightforward ehh

Due to be moving out of my flat (selling it) on the 27th Jan.

Am supposed to be moving to this other place on the 28th Jan but they (the agent acting on behalf of landlord) have txted me this morning to say it now wont be ready until the 2nd Feb.

Slightly more complicated because the room i am moving into is not ready until 2nd Feb but she offered to put me up in another room for a few days (i would still pay obviously) until my room was available.

This other room was being redecorated but she thought it would be finished by 28th Jan. Now it doesnt look likely.

Thing is i have (and they have) already signed the lease which states move in day and rent is due to be paid on the 28th of each month. Have part paid the deposit to secure the place. We agreed that the rest would be paid when i moved in + 1 month rent.

This leaves me in a bit of a mess because i have less than a week to prevent myself being homeless for 3 days or so.

Am i within my rights to

a) Ask the landlord to put me up for 3 days in a bed n breakfast?

b) ask for discount off first months rent due to the hassle and financial cost to me with reorganising things.

What would you do in similar situation?

it doesnt take long to redocarate a room - tell her to pull her finger out of her ass and put you up in the spare room for the few days. job done.

No, but it does take time to allow the fumes to clear.

I would certainly try to get a discount. You signed a contract to move in on the 28th and they can't honour it.
I'd ask to stay rent free in the other room they have until your room is ready, that keeps the incentive on them to get the finger out and get it done quickly.

I have just had exactly the same problem myself, only from the landlord side.
I have a tenant lined up for a house that is being redecorated and will be a week late in finishing. I have agreed to put the couple in a hotel for the week. I pay the room costs and they pay for anything else. To me it's the most sensible solution and both they and myself are happy with this.

My room isnt free till 2nd Feb

She is phoning me back. She said she was going to ask the guy who is in my room if he could move out a few days earlier.

The thing is, when i spoke to her on the phone earlier she was trying to make out that it was only a possibility of moving into the other room (i did know about the redecoration but she said it would be finished by 28th this is back on the 14th Jan) and that it wasnt 100%

If it wasnt 100% certain why does she sign and get me to sign the lease agreement saying move in on the 28th???? :confused:

I also have the problem of what im going to be doing with my stuff (cant leave it here coz NEW owner is moving into *my* flat on 28th). I will try and see if i can leave them at a mates house. (tv, ps3,pc, lots of books, small furniture)
