Thinking of buying house that needs doing up

Hello all, Im thinking of buying a house that needs doing up, I had a viewing today.

It has all UPVC double glazing that is in good condition and the kitchen is in fairly good condition but apart from that it is a right state, it looks like at was last decorated in the 70's - orange walls and ceilings , stinks of stale ciggerettes, there is a thin crack running the length of one of the bedrooms but it doesnt extend to the walls so Im thinking it's nothing structural. The bathroom needs replacing and it has a stair lift that obviously needs taking out. Also pipework and radiators look fairly recent although the boiler looks a few years old.


I would say the whole house needs replastering to make it nice, this is somthing I can do myself. What I'm trying to determine is how much would it cost to get it sorted, as far as I can tell it's a case of new bathroom, replaster, redecorate, new carpets.


What sort of figure should I allow for doing it up, take into consideration I will do most of the work myself and dont include labour.

LOUNGE 16' 0'' x 9' 0'' (4.88m x 2.74m) excluding bay

DINING ROOM 10' 9'' x 9' 7'' (3.28m x 2.92m)

KITCHEN 11' 11'' x 6' 3'' (3.63m x 1.91m)

Offering a re-fitted kitchen with a range of eye and base level units with work surfacing over, inset sink and drainer with mixer taps and tiled splashbacks, integrated oven, hob and extractor, plumbing for washing machine, space for upright fridge freezer, double glazed window to rear elevation and double glazed door to side leading to rear garden.

BEDROOM ONE 11' 3'' x 11' 3'' (3.43m x 3.43m)

BEDROOM TWO 12' 3'' x 9' 6'' (3.73m x 2.9m)

BEDROM THREE 9' 7'' x 7' 10'' (2.92m x 2.39m)
With double glazed window to rear elevation and wall mounted gas combination boiler.

How long would it take you to do all the work?

Are you paying a mortgage for that time?

Need to take this in to account

... if you're a bit of a DIYer and have the inclination to go all at it you can achieve what I did for £22,500. Took me properly about a year to achieve (had it two years but didn't start work on it for 6months and then went nuts for a year whilst working part time. Note - mostly on my todd and I'm a lady ;))
 
IMHO you'd be foolish not to budget in bringing the wiring up to modern standards too. You'll never have a better opportunity.

Yeah I was just reading that thread - very well done, allthough I would need get the house up to spec on more like about £ 6K ( excluding carpets ) - doubting this is a realistic figure now.

Completely unrealistic IMO. I did similar to pheebs, but on a smaller property a year or two ago, and even on mates rates, the heating system and rewire will not be far off your budget. £15k would be realistic if you were willing to do a lot of work yourself, ie fit kitchen and bathroom, pull cables, plaster, paint etc.

what just because of the wiring? You can do a lot of the work yourself, chasing pulling wires making good, supply the materials yourself, labour for the sparky clear up dispose of rubbish yourself.

No because I was way out on my guestimate - it was only a intial thought rather than a proper working out of materials ect, but it's clear that it will be a MINIMUM of £10K, I will just be stretching myself too much finacially.

Or all of it if you're prepared to read a few books and tell building control about it on a building notice (which you might be submitting anyway depending on what else you're doing in the renovation). :)

We did it a few years back and I think I spent in total 5-6k up to a point (you never stop spending on the damn thing :p). The entire house needed doing,

All work done ourselves with the exception of gas. (We prepped as much as possible but let them do the connection) We did the re-wiring but I had a spark on hand who came and vetted the work and signed it off.

Easily done mate if you're willing to put the work in :)

Just had a read through, so how much do you think you spent in total then.

That house sold but the sale fell through so it's up for grabs again, I had another look today & I really like it, it's got bags of potential, it's on the market for £127 K and I'm now estimating it will need £12 - 16K spent on it depending on wheather i get the builders in to knock through from kitchen to dining room to make a kitchen diner ( needs it - small kitchen).

A quick rundown of what is it :

3 Bedroom detached house with a 100 ft rear garden, it has all round UPVC double glazing which is in good condition, the kitchen is reasonably modern allthough in need of a damm good clean. It has fantastic views from the front and side and it's in a good area. There is a house round the corner more or less the same as this one that is on the market for £165 K so it seems well cheap.
The only thing is allthough I'm quite handy this is way bigger than anything I've done before which is putting doubts in my mind about what I can achieve, I think it's one of those things that if I think about too much I just wont do it, damm I dont know If I've got the bottle to go for it :confused:, times like this i wish I was in the building trade.
