Z77 i7 3770k or X79 i7-3820?

I have an i5 2500K at the moment with a Z77 ASRock Professional motherboard.
I'm looking to upgrade to an i7 but thinking if I should change to X79 with an i7-3820? Or just get 3770K?

Losing money selling my Z77 motherboard and purchasing extra memory isn't really a problem for me, I just want some advice on which road to take.

Will be mainly gaming with some Adobe and video editing on the side.

Thanks Stulid, thats pretty eye opening! What about future proof wise? Do I need to even bother about future proofing?

I upgrade pretty often, especially graphics cards.

The 3770K is a great chip, generally better than the 3820 especially it's IMC, but you'll only notice that in benchmarks.
Though don't expect massive overclocks with the 3770K due to heat, especially on air cooling. Though this can vary a lot, it's all about the silicon lottery.

If you go onto the Z77 platform now, the next upgrade will require a complete change of platform again. LGA1155 is at it's end.
LGA2011 on the other hand isn't. In theory you could get an X79 motherboard and the 3820 for now and then swap it out for an Ivybridge-E chip when they're released (some time yet). Also the options for more RAM and more cores will help with rendering, benchmarking and hopefully games in the future.

To sum it up
X79 for future proofing and more cores.
Z77 for generally over all better CPU currently.
