There are two concerns:

1. The conveyancer couldn't tell when the boiler was last serviced
2. The consumer electric is not particularly modern and we recommend that the electricity system is checked prior to legal commitment to purchase on the whole property

Were do I go from here? Do I get a qualified gas engineer and electrician to look at these two and raise a quote if they need repairing/replacing? Who pays for the gas engineer and electrician?

I was thinking I get the estate agents to ask the sellers about the boiler. Not sure what to do about the electric unit :confused:
 
Up to you really but the best way to go would be to get a Corgi registered dude in to inspect & quote you but it will be at your own expense, Would be silly to spend so much money without checking out every single angle. :)

How much that cost on average? For the boiler to be checked and the electric unit

or if its really old factor in £1500-£1700 to have it replaced and negotiate the price down ?

So if the boiler and electric unit needs replacing I take this cost off the total price of the house?
 
That's nothing at all unusual. My current house had a huge list of stuff to deal with (it's old). Just get someone to come and have a peak on your behalf. If the cost is high, have a stab at getting something off the price.

you can try to negotiate whatever you want

you could say to the sellers

"the boiler and electric both need doing and im at my maximum budget so i need to knock the purchase price down by X"

How old is the house?

My fusebox was >35years old but it wasn't going to cause an immediate problem so I waited until I was doing other work and then had it upgraded.
 
House was built around 1930s. The sellers had gutted and re decorated 4 years ago (new plastering, carpet, wallpaper, bathroom etc..). It's really well maintained and is ready to move in. Its just these 2 things, I want to know how much it will cost for a corgi guy and an electrician to check it out for me,
 
ring them is the only way,im sure it would be worth it in the long run and as people have said,take x amount of the price if the boiler and electrics need doing
 
Open the yellow pages and ask someone local.

There's no hard-and-fast rules about the price of the boiler coming off the house price. It's up to you to push for it. As pointed out if you say you're at maximum budget and can't afford boiler as well you may get some cash off.

We got £2k off the price of ours because we knew the old boiler needed replacing and that it needed to be in a new site as the old didn't meet current regulations.

This. They raise even the vaguest possible problems so that you can't come back at them should you discover anything in the future.

In likelihood it's all fine, but you will never actually know unless you have someone check it all over for you (and potentially not even then). This you would do at your own expense and is something you have to take on the chin if you don't then go ahead with the purchase. If someone looked over it and said the central heating needed replacing (worst case scenario) then that could be a bargaining chip for getting some more money off the property, but that also depends on how long it's been on the market for.

At least you will have peace of mind, the gas boiler is safe & isn't going kill you with carbon monoxide, or blow up.

And electric safe to use & unlikely to electrocute you or burn the house down.

If the electrics/boiler are really bad, find out the cost of a rewire, new boiler, & get written quotations, & deduct them from your offer.
