Terrible Landlord - Where do I stand?

This makes me think what weapon i would grab in an emergency. It will make my girlfriend nervous if she sees anything in the drawers near the bed etc. I've already openly admitted to her if i lived in the US i would own several guns (why not to be honest if it's legal) and it turns out she is anti that sort of thing. Was thinking of duck tapping an iron bar under the bed frame or the fat end of a pool queue. You never know when tonight could be the night, i want to be prepared for it if/when it comes and seriously kick some ass. Last thing i want is them coming back thinking they will try again.

My weapon was an old Guitar. But they are solid as hell and long.

If I was in your position I would have phoned around and got the stuff done myself, then taken the money I paid out of the rent. If they're going to drag their heels then just get it done.

I think your able todo that if you think your safety is at risk, call your council health and safety department it'll get done very fast.

Ring them every 5 minutes on the dot until its fixed, be this ******* annoying and they will fix it just to shut you up.

In the meantime get it sorted and tell then to bill the letting agency.
 
Withholding rent is a breach of the tenancy agreement. You can do it but you put yourself at risk of eviction and you need to follow a rather specific process, which in this case might be too lengthy to be effective. You also need to be able to show that the withheld rent will be immediately available once the repairs are performed.
Arranging for the repairs to be done yourself and billing the landlord might be the quickest way to fix the problem but you will become responsible for the quality of any work carried out. It could also be an issue to get the landlord to reimburse and withholding the amount owed from future rent will, again, potentially put you at risk of eviction.
Another point is that you should have contacted the Police, it is possible that if you haven't done so the landlord may try to claim that you are responsible for the damage and bill you for any repairs.
 
What sort of timescales has all this happened in? If its been extensive timescales then fair enough, but something tells me you're expecting a big company to drop everything for their number 1 client (you), ain't guna happen. What the hell is so hard about emailing or sending a letter quoting the relevant clause in your contract and saying based on this your withholding payment.....:rolleyes:
 
Let's be honest, though -- your post wasn't particularly helpful. Lambasting someone who has their front door bust in over dwelling on "what ifs" smacks of a serious lack of experience in such an area. Trauma like that naturally leads to nothing but.

Lets be honest though, his post was more of a QQ than a advice thread with helpful details on the situation.

If he's in such a bad area as I stated earlier he's always going to be thinking "what if" whether his door is there or not.

It's a well known fact hedges are public enemy number one, truth is Jack the Ripper lived in a hedge.
 
Have you informed the police yet? The landlords insurance company will need the crime number. Can you get the insurance details com the letting agency?
 
Go to your local authority housing officer, as your landlord has responsibilities to keep the property secure under Housing Act 1996, if he isn't then you have very powerful legal rights, forget letting agent go straight to LL it's his problem ultimately.

Also worth getting advice from shelter, they have a phone number and offer good housing advice

Sure, sure. Everyone is e-tough till it happens. Even I think it wasn't wise for me to do what I did but I was sorta in a daze half asleep plus i've got music equipment down there which is worth a lot so first thing jumped to mind to protect it.

And the fact he lives in his moms basement and is most likely an overweight middle aged man talking **** on the internet or a pre teen.
