Thought it would be a good idea to move again as starting to get fed up with the commute and small things around the house starting to annoy me. I looked on right move and it just makes me depressed. The housing is ridiculous. There is nothing in the whole of london for under £700 pcm that is reasonable.

You get people asking for £300 per week for a crappy box with a kitchen cabinets on the wall near white city. The area is full with people who barely look like they have a job or have ever worked and yet housing is going for £300 per week.

Anyone have any idea of good places to live even if i go far out outside london? Ideally want or 1 or 2 bed for 700+- with a garden if possible.

I've not lived in London but from your set of requirements and budget you'll probably have to get on the commuter belt.

The accommodation pricing in London is pretty much the reason I didn't find a job there after uni.

Where do you commute from currently?

take a look at Lee and Hither Green - South East London - easy commute to London bridge, Cannon Street, Waterloo or Charing cross and prices aren't too bad.... on the plus side they're close to Blackheath without being as expensive, on the downside Lewisham and Catford aren't too far away either.

I think for Hither Green you'll still only be looking at a studio flat for that price.

OP, have you considered a house share?

Even outside London though, once you factor in a rail season ticket on top of rent, you likely won't find that much extra change in your pocket.

true - though he might get lucky if he shops around

Other thing I'd add is take into account the increase in cost of commuting (not to mention the extra time) - Hither Green, for example, is in zone 3 and the train takes approx 10-15 mins to get to London Bridge

A zone 6 monthly travel card will increase your costs by almost £80... and if you miss your last train home a taxi will be a bit ridiculous

If OP can afford £700-ish a rent on the outskirts of London then he should probably be willing to pay £800-ish for zone 2, 3... which might just about get him a reasonable 1 bed if he shops around

I have one bed room duplex in romford for £650 so it makes it difficult to find a better place, not that my current place is that great just that everything else is terrible.

It has no garden and does not get much sun after 10am even in summer. There is loads of other small annoyances with the place. like crap oven, dripping sound while sleeping, crap heating etc.

i was thinking of maybe moving to Woking but not much out there either especially when train fare increases by a 150 per month.

edit: Including rail and rent together i can do £900 per month. where in zone 2 and 3 is nice area with chance of reasonable 1 bed ?

Unless you can afford £1200+pcm (easily) then living on your own in London is pointless and not going to be fun. Find a houseshare in zone 2-3 for £500-700pcm and you'll grow to love it within a few months. www.gumtree.com

I share a 2-bed flat with my girlfriend in zone 3 and I still actually miss my old houseshare at times. We had a massive lounge, nice patio garden, 4 bathrooms between 5 of us and it was in a lovely area where houses cost £800k+. As long as the housemates are ok, then you're laughing.

No where. What you are asking for is completely not doable. Thems the breaks.

No chance. £1k per month for the rent alone for a 1 bed and the area will be average.

i dont know why anyone would want to live in london.

well i suppose it's the same reason people buy apple stuff.

South East London is the "cheap" area. It has poor tube links.

It doesn't have as lot, that is true, but it's not the cheap part of London really - though along the river the likes of Deptford and New Cross I'd agree with you 100%. The overground links are good though.

OP - you're going to struggle to find something so cheap or at least without a fairly long commute. Would you be open to house sharing?

It's not for everyone. I'm not a city person, and can't say I particularly enjoy living in London - but that's where we are at the moment, and that's where my work is, and it pays well. In spite of that I would still prefer to live somewhere more rural - but beggars cannot be choosers in this day and age.

Lewisham outwards to Dartford is generally the cheapest it gets in London. There are a few areas around there which are more expensive though like Greenwich. The DLR has helped but generally the DLR area is the cheapest area with transport then the areas without the transport links are much cheaper. South East is not my choice of London though. I prefer North, North West or South West. The budget needs to be good for those though.

Same for me except I work north of London the other half works in London. I'm near Hampstead which is quite rural considering it is zone 2 but i have to live at the edge of it because it is obscene prices. Nice to walk into it though.

Unfortunately, in many industries right now, the jobs are mostly all in London. Beggars can't be choosers. Plenty of people in London, I have found, don't like being here, but it's where the money is. I live in flatshare, south of river, zone 1 at £650 pcm with good transpt links, not great but far from bad or awful. You have to share or be rich, living further out doesnt work out generally because you pay more (in money and time) to commute.
