Just broke a window in rented accomodation - advice

Basically, I just lent onto my pre-cracked crap single glazed windows, and managed to extend the crack, push part of the glass out of the frame and into next door's garden. I'm not seriously injured, but the windows weren't any good since before I moved in.

Now, here's the advice. Surely this will result in me losing my deposit? It's damage, caused by me. My step dad could come and fit another crappy window pane with minimal cost, I suspect. Or do I ring me landlord, and tell him that the window cracked when I closed it? (If you saw the windows, you'd know that this isn't pie in the sky stuff). :p

Help me not have to think for myself.
 
Have you had many incidents with you present landlord and how many months/years have you been tenants?
 
I'd imagine you losing your deposit, or part of it. If the window was cracked when you moved in and this is noted in your tenancy agreement, then I think the LL should put a new one in. However if it isn't and the landlord does say you broke it, (let's face it, you did), then he's going to want that deposit.

I'd get your step father in to have a look and quote you, I would rather go through that way then tell the landlord, hopefully if it matches the same glass that's been smashed then you should keep your deposit. If the landlord does monthly routine checks, and does see the window is broken then you might be in a deeper creak, as anything else which is damaged, or becomes damaged he will suspect you have done it.

Keep quiet, get the quote. Knowing the Landlord he will not want to spend mega ££ to fix a window.

It's the best way, and just for back-up if you do get it fixed, please take pictures/receipt of the work. Landlords do love to keep deposits (take it from me ;)), so they'll try anything to blame damage upon a tenant for even the minor of things. Rips to carpets etc..

The DPS does help with this (hoping you're in one), but would you rather lose £250 or however much you paid for a small window, or pay £20 to get it fixed yourself.
 
When this happened to us in a rented house, we explained to the agent and he said just replace the window.

Exactly - just tell your landlord/agent.

They are usually covered for this sort of thing. I know - I pay for the service.
