Living with an other half who owns the house

To make it clear - this only applies after she gets an income.

Our incomes won't be similar, I was aiming for a 30/70 split her/me. But of that 30 about 10 relates to some of the mortgage.
If you make her pay more, I believe she'll be entitled to part of your house should you split up. Also it's your girlfriend man, lighten up.

@OP check your mortgage contract carefully - you might need to inform the mortgage company and you might need your gf to sign something waiving any rights to the property.
In terms of payments... if you're both in ok jobs then I'd say option B is fair - split the interest portion of the mortgage.
She should pay some rent.
Why? Whilst living rent free with you she could get her own mortgage on a similar property and rent it out to cover the mortgage costs. She then still has 100% of her take home salary after mortgage repayments and is paying towards a home she will own in 25 years. You on the other hand have to cover the mortgage repayments yourself but still end up with the same benefit at the end of the mortgage.

Hand her a tenancy agreement for market rate and if she won't sign it, show her the door.

I moved a girl into my house. We agreed 50% of gas, elect, tv channels and food. The rest was my responsibility as it was my house. It didn't work out but at least I didn't feel like I owed her anything.

Thinking about this more - she's now your ex. Did you think at the time that it wouldn't work down the line so you stopped her paying anything to protect your assets?
Not really practical, when I took out the mortgage she had no income so it would have gone against me in the affordability study and now I'm in the fixed term where there are penalties for any amendments.
That's slightly unfair to her, she was in education for most of it so she has a good reason. I certainly don't think she's a sponger! I'm concerned with the future.

If you're going to give a girl a claim on the biggest asset you own then wait till you're ready to go the whole hog and stick a ring on her finger... if she's just your girlfriend then why take the risk, if things don't work out you don't want to be back paying her all her previous mortgage payments or having to sell your house.

I am most utterly confused.
I own my house and the other half lives with me. Initially when he moved in we both signed a tenancy agreement and he paid a smidgen over half on the mortgage and half of the bills but any maintenance was my responsibility. Now we're due to be married this year that has all gone out the window and we pay half each. The idea of him paying slightly more (and it was slight) was so that it was another way of denoting he was a lodger.
Well I guess it depends how serious the relationship is but he has been with her for 3 years. Not everyone wants to get married. Non issue anyway as it isn't practical for him.
