even if the end of the term is reached.
Without that statement one might argue that no notice is needed to terminate the contract at the end of the term.
i dont think that term is lawful. unfair term cannot override law.

You cannot break the fixed term without agreement from the LL. Also you have to give your months notice that you will be leaving after month 6. The deadline for notice to leave after 6 months would require you to hand a notice in at the start of Month 5.
That isn't actually right. You don't actually have to do anything you can just up and leave on the last day of your AST. It is just polite to notify the landlord you don't actually have to do it.
Anything wrong with the flat/room? LL won't be in a hurry to re-advertise the room. I would be willing to be a fair amount he will keep you locked into that contract for the full 6 months.
"No less than one months notice shall be given to terminate the contract, even when at the end of a contract period"
Same as a phone contract, the contract will move onto a rolling contract with one months notice required to leave. He needs to give one month notice that he will be leaving at the end of the tenancy.
Thanks Zogger, glad to know there are people out there who know the law and what is and isn't enforcable in a contract.
You have to realise that letting agents have no formal training and I could go and be one tomorrow if I wanted. So they rarely have a clue about housing law and how to draw up a contract. A contract can not over rule the Housing Act laws so if the contract said you had to jump up and down 3 times when the AST ends it's not enforcable lol. If you can't take mine or Zogger's word for it go to the Money Saving Expert forum where there are landlords etc there and they can quote the relevent bits of the law about not having to give notice at the end of your AST. It is purely good manners to do it.
