Letting agents say they havnt received rent.

Don't worry about it. Letting agents get hundreds of payments a day and yours has probably either been misallocated or not allocated at all.

See if they have a client accounts department you can speak to as they should actually be able to look for the payment on their system.
 
Yes they are saying it came out in the 2nd and they would have received payment within 2 hours.

Have your bank just said that the recipient would have received funds after 2 hours or that they have actually traced the funds to the destination and confirmed that they arrived?

Oh, and they are letting agents so burn them with fire.
 
If your bank says that you've paid, then you've paid unless they can show otherwise (like get their bank to say "payment ref X was not received")

They are a letting agent. They are probably incompetent. Nuke them from orbit, it's the only way to be sure. Make sure to charge them an admin fee for arranging the nuke first, though...
 
They'll never admit liability and always blame you so don't worry, it'll either have been misplaced in their system, you've been highlighted for non-payment in error or they're just too damn lazy to check again. Regardless expect no apology when it does turn up.

I can't have the money "traced" untill it's been more than 10 days since payment was made.

I definitely want to nuke them from orbit!!
 
Charge them an admin fee for every communication you have with them on the matter. You can be damn sure they'd do the same to you if you actually hadn't paid. Parasites, the lot of them!

Then I would phone the letting agent back and state that you have contacted your bank who have confirmed that the payment has been made. Then advise that the issue must be at their end or at their own banks end, and that they need to confirm with their own bank what has happened. As far as you are concerned the payment has been made and there is no issue.

I would also follow this up with a written letter sent by recorded delivery stating the position.
 
Ask (demand) to speak to the accountant directly, not the silly tart on the desk. (Sorry, but after many years of letting you rarely find a good letting agent.)

If they won't let you, ask to either see that persons manager, and re-discuss, or ask to make a complaint about the person on the desk and their handling of it. Do the accountant route will solve all your problems though.

Send letter, recorded delivery, to letting agents enclosing copy of relevant statement add an invoice for needlessly wasting your time.

I did this twice with my old agents, got £20 off them each time.

(I never actually though they'd pay up but they did and I even got a visit from the letting manager to apologise!!)

This seems common with letting agents and standing orders, not had any issues with standing orders for anybody else mind you.

I had to kick someone out of my dads house as he was on holiday. It took 3 months to kick her out. She owed dad over £1500 + however much she owed for the 3 months it took to kick her out.

Not like the good old days when you changed the locks and threw their stuff on the streets.
