Letting agency contract renewal fees

I've got no experience of this and I know it's easy to say when it's not my home on the line but I can't imagine a situation where a letting agent would go to a landlord and say that they are going to turf you out because you won't pay the agency £216 and that they will be in touch once they have advertised and found a new tenant, especially if the landlord is happy with you living there. I just can't see how the agency and the landlord would both think that's what has to happen.
 
I would tell them to **** off in not so polite terms. Think of it from their perspective. If you move out they have to spend the time finding new tenants, checking them over and if they don't then they lose a months worth of fees and they have an annoyed land lord who might drop them.

I would also be amazed if they are allowed to do that either way.
 
My contract has a £50+vat renewal fee attached.

Back when I first rented a place 7 years ago, there were no fees at all, I paid my deposit of Rent and 1/2 which we got 100% back at the end. Time's a changing y'all
 
Letting agents are crooks.

I would definitely speak to the landlord, some agencies charge both the tenant and the landlord these renewal fees, the landlord may not realise that you are both paying it.

As far as I know, there is no longer any such thing as a "rolling agreement"? Landlords (or their agent) have to get you to sign a contract for a defined term with break clauses and a Section 21 notice giving you formal notice to quit at the end of the term. A month or so before the end of the contract period they should go through the same tedious process.

Landlords must also lodge any deposit with a government approved Deposit Protection Scheme - not all do and if they don't they could be in deep trouble..
 
My letting agency when I was renting wanted £180 + vat per applicant for me and my girl friend. I argued why they want that because I was the one paying the rent.

After 2 days of arguing with them they finally backed down and only referenced me.
 
Well apparently my other half spoke to them and we are going on a rolling contract with no fee. Will meet with the Landlord that explain that we are interested in staying and are only doing it so we don't pay over £200 for some paperwork!
 
Don't want to hi-jack this thread but has anyone every been lumbered with 'check-out' fees?

Just moved out of our place 2 weeks ago and the letting agent said you'll get all your deposit back minus our 'check-out' fee which is £65+VAT.

Upon checking our agreement it is listed on there which is fair enough I should have challenged it at the start, however it is listed under the section 'On signing the Tenancy Agreement' which lists the amount of the security deposit and rent in advance which we paid before moving in.

Basically it reads as though the check out fee should have been paid in advance at the signing of the agreement along with the deposit and rent in advance.

Does anyone think I have a leg to stand on to try and argue that our agreement says you should have taken this money when we signed the agreement before moving in and not 12 months later when we've moved out? I'm pretty damn sure it wasn't paid back then and yes i'm being a bit of a ***** trying to find a way of getting out of paying it tbh!
 
Just make an agreement directly with your landlord. That's what I did where I am renting currently. The letting agents still send me a letter and invoice every year though (been here 3 years now) which promptly gets thrown in the bin. Nothing bad has happened so far :)

I was always if the impression the check out clerk was paid by the landlord it agent....
 
Contracts I've seen before have it down as the tenants pay the check-out inventory fee when you leave - so the inventory report you received when you moved in was paid by the previous tenant, but you're now paying when you leave to get proof that the condition of everything is the same.
 
There was a new inventory done when we moved in afaik.

What I'm getting at is it says on the tenancy agreement we should have paid the check out fee when we signed the agreement but we didnt and now they are saying we have to pay it when we move out despite the contract saying otherwise.

Hence me thinking is there a way I can get out of paying it seeing as though letting agents are the scum of the Earth.
 
I was on a 6 month contract.

On the start of the 6th month landlord called me to ask me if I wanted to stay, to which I said yes.

He then asked me if I wanted to sign another contract. I told him if there are fees then no, if there aren't sure.

He proceeded to say that he'll take care of the fees. I guess when he talked to the agent the fees where too much, cause now I'm on a rolling contract!

Fine by me, since I get on with the landlord just fine!
 
Thats a complete joke I thought £40 for mine was ridiculous.

Its a matter of changing the dates and printing and signing.

I put pressure on by saying I would move out, im now on a rolling tenancy.
 
Mine is 75 quid per person, so 150 overall.

Tbh its a farse I spent over 30k with them in 3 years I might just refuse to pay this year lol
