Sorry I've been looking for a place to live in Manchester and estate agents have been messing around me for as long as I had to dealt with them.

My current place is a lovely clean two bed room apartment, the owner brought it to live in but since moved out and been renting it out. Luckily he's a good bloke as the estate agents has been nothing but a pain! They expect me to take time of work so that they can inspect the apartment during the week, as their company policy has changed since I've moved in, where the inspections has to be done by HQ and they only work week days! Also what little issues I've had like the washing machine leaking had be sorted out by the landlord directly as the estate agents drag their heels on everything.

Now to my current situation, I need to move to Manchester as I start a new job soon. I'm lucky as I have a backup plan for somewhere to live, but some of tactics that estate agents are using are ridiculous! I had one that used photos of the place that was years old, as when I traveled the 100+ miles to view the place. It was a dump and a total waste of time.

One company only posted photos of the old side and guess what, it was a mess inside. Another only posted pictures of the living room and kitchen as the bedrooms as a dive.

I do know that you get what you pay for and by no means is my budget small, but I really don't know what the estate agents are expecting? that I go there and don't mind this or that.. or that I fall in love with the place. Surely is better for them that they give the customer all the information so it doesn't waste their time as well as ours!

Try to get a direct agreement with a landlord if you can, it's very hit and miss, why I ended up going for a mortgage with my 2nd and 3rd homes.

You needn't know anything about tenants rights, property law, home maintenance or how to retain quality tenants, they're literally out for their commission and that is it.

Depending on how popular the area is, people will snap places up with very little effort from the estate agents part. I'm now seeing places going up without even one photo - efficient agents are few are far between.
I must have to call Estate agents at least 3 times each to even get a reaction from them these days.

Seems to be around £200 (for joint) + (£25 pp for credit check) for application process i.e. skim through details, see how much you earn, say yes or no - can't take longer than say 15 mins?

lol here in Birmingham some agents are charging £500 for reference/credit checks.

I told them where to go :D

Nottingham it was £75 + VAT each for credit checks and then £150 + VAT to PRINT the contract.

They are all rubbish in my eyes! Dislike them all!
 
really?? It was £170 for a joint when I moved in (Brum city centre) 2 years ago.

I went to 2 different agencies in the city centre before going private and they both asked for almost £500, I now have a place literally in front of the Bull Ring so can't complain and best part is I paid 0 fees and because the Landlord didn't have to pay 10-20% fee the rent was a lot cheaper then most places.

Letting Agencies is just a result of outsourcing industrial work outside the UK and creating pen pushing Admin jobs that we could all live without.
 
The classic all estate agents are terrible people rubbish, while some definitely are complete *****, the majority are not.
I've never met an estate agent who I didn't consider to be a useless tit paid way too much for doing sod all.

And I've moved house a lot over the past few years.

Certain lines of work attract certain people.

Some may do their job, but only after contacting them at least 3 times each.
I'd be embarrassed if one of my clients had to chase me up for the most menial of tasks.

I have dealt with many an estate agent, and everytime i meet one and think they may be ok i end up getting the run a round.

All lying / deceitful scum.
