Has anyone bought a listed building before?

Nice when you see a full street of Grade II listed houses. All look the same and very smart. Compared to todays patchwork of different fences, walls, pvc windows, pebble dashing, cladding, etc etc like you see nowadays down an average street.
 
Think long & hard before buyng a listed building, especially Grade 2, there are things you can do & things you can't do without listed building consent, something as simple as painting a door can result in the wrath of the local authorities conservation officer.

Conservation officers seem to vary from area to area, & how they interpret the rules, any work done, they expect it to be to a higher standard.

Nahhhhh..... I've got several Grade II listed properties in central London. Depends on the Borough as to what you can get away with.

Camden for example you can get away with murder, Westminister not so much
 
this is what we think they are, high quality buildings of significant importance, what they really are are just old buildings or of significant importance to restrict what can be done on them, almost nothing to do with quality workmanship just the last of that construction method.

Quality workmanship hasn't existed for over 100 years if you ask me, well, not on developer produced houses anyway.
 
So we went to see the place on Saturday.

Quite honestly we were blown away, the place was enormous, good high ceilings (easily over 10-12ft) - garden was south facing, thick solid walls etc. We loved it.

We are not going to put an offer in, purely because it's early days and only the 2nd property we have viewed, we had a call from 2 estate agents on Friday regarding 2 other potentials that are coming on the market this week. So we're going to go see those first.

But very impressed either way, where it was such a solid building there is zero traffic noise from outside regardless of the fact its next to a main road.

I loved it :)
 
sounds good, we've been to see a grade II listed place recently and somewhat fallen in love (although its over the top end of our budget, yet still achievable...)

Yep, have read about those. 230k is the absolute top end of our budget and we're concerned if we bought it we'd be stretching ourselves a little too much, it would be doable but vs quality of life - we're going to look somewhere cheaper. If in a couple of months its still up, we may well put a cheeky offer in to see what happens :)
 
I'd give my left nut (almost) to buy something like that for £230k where I live. It looks really nice, and right next to the sea!
 
Personal opinion here.

The front of the house is pretty much uninspiring but the internal spaces look not too bad. There's also a fair amount of crap on the roof tiles there especially on the left hand side.

Some of the no doubt listed features dont really appeal to me but I'm not the one looking at it so that doesn't matter in the slightest :p

Couldn't care less about the front of the house, it's what's inside that counts :p

Inside is massive, there is no doubt about it. The roof tiles are original bar the patch on the left. :)

Was about to say the same. Then I saw your post, and your location and wasn't surprised. So unfair that my shoebox costs more than that.

Only joking, looks good though :) hard to tell from the photo but would get that roof thoroughly checked out :)

Yep, he reckons it's had a survey done and is fine but if we go any closer to it it'll be getting a specialist survey for listed buildings, it's over 200 years old, would only be annoyed at myself for getting caught short! :)
