I also don't think you should change your review but you could offer to amend it to show that they were willing to listen and move forward.

You should be marching against this stuff. Demand changes. Not asking for hush money ffs
 
I think they'll see it as more of compensation for your bad stay and use your constructive criticism to make things better, which they'll use the improvements as a reason to remove the bad feedback.

Your review has already made an impact, they reacted to it and if they give you a decent offer, accept it and take it down. You're not selling your soul, you're acting in your best interest.
 
As others have said, I wouldn't take it down. But adding to say that they listened to your concerns and took action seems a fair compromise (and if anything, reflects better on them than no review at all).
 
Surely they can just write a response to the review themselves on tripadvisor addressing the negatives?? Surely some feedback that is responded to looks better than none at all and they don't have to buy you off or anything? I don't understand their logic on this one.
 
They should be addressing negative reviews by responding to them, apologising for things they have failed to do and laying out how they intend to correct them. Bribing people to take down reviews is dubious... maybe agree to add an addition to you review stating certain things have been fixed once they've fixed them. Asking for some money back for periods where problems occurred isn't unreasonable either.
 
Last time I had bad service I made my demands to take down the review, they made several counter offers and eventually met my demands (Another bottle of whisky for being 6 weeks late sending the first).

I always knew they would though because they were desperate to get their gleaming reputation back. The question is OP - can you read people and manipulate them or will you settle for an apology and a book token?

Demand as much as you think you can get out of them, they don't give a toss about you do they? They probably didn't even remotely care when the hot water went out or about any other problem, they probably figured "Doesn't matter, it's only students" so I wouldn't feel the least bit bad about taking some of their money. Ultimately you pay for a service and a level of quality, if it isn't recieved then you're overpaying and entitled to a partial refund.

Take their money and don't take the post down!?

Win win if you ask me. I can't see them drawing up a legal contract stating that in return of £x that you will remove the post.
 
Leave your review as-is, but add to it stating they have been in contact with you, they have graciously accepted the feedback and are working to resolve the issues.

They can always respond to the review themselves confirming that also?
 
Thanks for the replies. They haven't gotten back to me as of yet, thought they might of done it within 24 hours as they were both really worried about the review and seemed very eager for me to change/take it down.

By the way, they haven't really done much to address the problems, they were saying things along the lines of if I came back next year it would all be sorted, the only thing they've actually done for me is to install another fridge/freezer, which was within a week of me posting the review funnily enough. They came across that, because there's extra freezer space and they arranged this meeting, this was enough to take the review down.

I'd also like to mention that they've sent a few surveys out during the year asking for our feedback, so they knew about a lot of my complaints and seemingly did nothing about it, so they were aware of issues, but have now only seemingly tried to act now there's a negative review online.

I've decided to edit the review, or rather delete my lack of freezer space complaint. There are quite a number of other negative things mentioned in my review, it's not just the no hot water for 5 days, although that is one of my biggest complaints.

I'll update the thread if/when I hear anything for those interested, thanks.

When you say no hot water for 5 days. Do you mean all hot water in the premises? (shower/taps, boiler not working etc?) I think you are being a bit greedy wanting £250 for just 5 days without hot water.

If i was them i would create a profile on Trip Advisor and do a counter review. This would mention some of your negative points but also talk about how management are fixing things and taking action.

No way would i pay someone that amount of money just to take down 1 review.

Also if you aren't living there now how do you know they haven't changed a lot of the negative things you mention?

If your issues have been resolved, leave a second review stating that.
If you are happy with how the company have approached your complaint put that in.
Don't retract your original review unless it is inaccurate.
If they compensate you for the poor experience then fine, but that has nothing to do with your review.

You havent listed all the grievances though. You mention about limited freezer tray space or something but then you say your biggest grievance is having no hot water for 5 days. But yeah no hot water even for showers either ok fair enough you would be entitled to some compensation.


Also they said they would fix your concerns for next year. You're living there right now and not seeing the fixes but they didn't say that did they? So for all you know they will be fixing everything for a new batch of students moving in when term starts.

At the time you should have written a letter to the management quoting the landlord and tenant act 1985 regarding hot water (and/or the lease agreement about how urgent repairs are handled) and then got everyone affected by it to sign it.

Out of curiousity what did your lease agreement say about urgent repairs (no hot water is urgent ie 24 hours) If its mentioned in the agreement that further supports your case.
 
Update for anyone who cares.

They got back to me saying that every one of my complaints or negative points would be rectified over the summer.

eg; all the rooms are apparently going to be completely refurbished over the summer. I made a negative point about the state of the rooms, basically saying that they need a serious refurbishment.

The internet is apparently going to be upgraded from 4Mbps to 20Mpbs and they will be adding WiFi for the next academic year, my complaint was actually about the reliability rather than the speed as there have been weeks with no Internet access.

Basically, there apparently going to address all my negative points about the place over the summer which they agreed was all fair comments with my only real complaint being the no hot water for 5 days.

For this, they offered me £100 off my entire rent if I was to live there next year. For this, I can't be bothered to edit my review any further than I already have done by saying that there is now enough freezer space.
 
I'd probably be happy with a nice bottle of whisky or something, but £130 seems fair. They obviously know the ramifications of these reviews and keen to do something.

This won't help, but ultimately only you can decide how much you've been inconvenienced and then put some sort of value on that. It's quite nice that they are offering you something to take it down but ultimately it would be much better if they fixed their problems so negative reviews wouldn't happen.

Would the company happen to be the one to do with people coming together?...

its not really "quite nice" its bribery to help mislead new customers.
