Making Offer on House in 2013

After a year searching and putting offers in, I had mine accepted today (first house :)). It was a property I missed out on earlier in the year and came back up. Going to be a long wait to get the keys :p
 
And we moved in 2 weeks ago. There were 4 houses of our design being built with us being the first one released, the last one was on the market for 35k more than we paid.

Will be interesting to see once the land registry figures are up as to what all the others actually went for.

Figures now out for 2 out of the 3 houses the same design as ours, both sold for 20k more than ours 3 months after we bought
 
ANyone see any downsides to making more offers through a second agent who is handling the sale of a property, rather than the one I have used so far?
I've made a few offers through one agent but noticed they lost interest in calling me (from calling too much to nothing) and assumed they had another interested party which turned out to be true. My last offer was rejected and along with it the agent stated the vendor had now accepted another offer but they also asked me what I wanted to do. I declined to raise my offer if another offer had been already accepted (rather than them mulliing it over). I asked how much was the offer and the way they answered led me to believe the offer was through the same agency and of course they wouldn't tell me.
So, to add a bit of competition and I'm thinking about raising my offer days later (as it's also still on rightmove so I'm assuming the vendor wants more offers) but through the other dealing agent. I assume this is fine? Not sure what the vendor will think if they get to see names when offers are put forward but I think they will care more about the £ rather than buyers switching agents.

Finally found another house that we are interested in! Its in a very nice area and has the kitchen/diner layout that we are after and a drive which is essential :) The house backs on to fields which is nice as well. I am hoping that things have calmed down a little since we last viewed a house. Viewing this Saturday so fingers crossed :)

Forgot to update this. We moved back in July, halfway through doing downstairs up. Kitchen, lounge, hall, stairs and landing will all be done by the end of the month. Along with a new boiler, nest, AV install, CAT6 runs aaaaand a new front door.

Then, I'm doing nothing till the new year. Knackered!

Its a good road too, I grew up there! :) I am not going to get my hopes up too much just yet, been there done that too many times!

It's getting there. Lounge just needs skirting and paint, hall stairs and landing a few finishing touches like new sockets and switches etc. Once the kitchen is done I'll get a thread up for sure, long overdue. Just need to tile, hang wall cupboards and do the finishing touches... End of October and I reckon it'll be done!
 
So we went to see the house this morning. It was absolutely filthy! I can't believe that they were happy to let people in their house in that state. Grime aside it's exactly what we are looking for and ticks almost all the boxes. Nothing that a bit of time and effort can't sort.

We have out our offer in and we should find out if they have accepted on Monday :) fingers crossed!
 
Went to look at 2 houses yesterday. Alarm bells should have been ringing by the fact there was only one picture on RightMove but thought it would be worth a go.

They were both in an absolute state, rubbish everywhere, flies all over the place. Would need to rip everything out and start again along with a fumigation too. Worth a punt having a look though as they were pretty big houses but having seen them in person they weren't in the greatest of streets and even though I don't mind doing a bit of graft I couldn't be doing with the hassle of all that for our first house!

The 2 houses we went to view today however were much nicer. Got a shed load more viewings this week :/ Looking for a house is a right headache!
 
Got rafts of viewings booked in this week, 4 tonight, 3 tomorrow, 7 on Saturday!

Roll on the head aches and dashing around to meet appointments!
 
Saw a lovely house yesterday for £120,000 which is the top of the list for us now (GF adores it). Got a shed load more viewings planned for Saturday though first so will probably make a more informed decision on Saturday night once we've seen the majority of properties.

Then we've got a meeting with a mortgage advisor on Monday to get her opinion on our situation. I've already spoke to London & Country who have given us an agreement in principal and said we're in a very strong position as first time buyers with a healthy deposit so can't foresee any real issues but i'm keen to find out from someone in the flesh what their take on us is.
 
my house is on the market, first time seller. bought it as a new build so was an easy process. houses around the area seem to be selling really quickly.

our has been on the market a month and weve had 3 viewings, a house was put on the week before for more in a worse location and has sold, one the week after for the same price which has sold.

quite disheartening.

We ended up staying for an hour and a half having tea and a chat! They were an old couple moving to Spain. The man said if you make an offer its yours because i like you lol :) he even invited me back round so I could choose what tools, TVs and furniture I wanted all for free. The garage is massive and full of power tools!

Feeling confident about this one :)

We're just at the beginning of this adventure. Got 8 viewings (kill me now), booked in for today, one of which is a second viewing from a house we saw earlier in the week.

We like the house but its not been on for long at all (week or so max) so feeling they may not be up for wiggling on the price much yet. Luckily the estate agent who is showing us round turns out to be the Dad of a very good friend so hoping I can glean some more information from him today on the realities of what offers they will accept.

From the info I do know is there have been 3 other interested parties but they all need to sell their homes first. I think we're the only one to view it again (today). Hopefully this puts us in the best position as we are first time buyers with a decision in principal, a large(ish) deposit and no chain.

May even be in the position to make an offer by the end of the day.

How did all your viewings go? It sounds like there are lots of houses to choose from where you live! :)

We are going back to the house today to sit down with the owners and sort out a deal over a cup of tea lol. They have had 10 offers but they want us to have the house so it's looking good! The house has been in their family for about 40 years so they would rather know it's going to nice people rather than the highest offer.

Fingers crossed! I'll report back after tea and biscuits :)
 
After some advice really. Put some flyers through some doors, had mixed response. Had a woman ring me up, went round to view. House valued at £330k and is a complete gut job...and I mean COMPLETE. Would need everything doing, and extending out the back (single story). Garden & drive also need completely need doing.

We initially offered £315k. Rejected. Upped to £320k. Rejected. She is saying she wants to put it on the market with the estate agent. Given our position (no chain, house sold, mortgage in place etc) I don't really want to up the offer any more given the condition. Seems to me she is taking a hell of a gamble for the sake of what, maybe £5-6k more (then minus estate agents fees) and then the buyer may not be in the same position as us.

Strange one.

I can see the potential, but I've already upped my offer once and unsure if it's worth another £5k.
