empty flat upstairs leaking water to my flat....advise?

As per title, woke up this morning to hear a dripping noise, to be greeted by a puddle in my hallway, water is leaking through the light fitting.

The problem is, the flat is a rented property and is currently empty to my knowledge. I have no contact details for the landlord/property owner.

After an hour of googling I'm still not finding much in the way of advise on finding out who owns the place, how to find out and how to get the resolved asap so I can go to work.

All I have so far is the phone number for the councils private landlords registration department, who the home owner should be registered with.

Any ideas?
 
Good idea will give them a ring just now. I did look at Scottish waters website but all it said about leaks and rented properties was to phone the landlord :p

E: phoned them, they can only isolate in the event of flooding as any isolation would likely leave at least one half of the building without water.

try googling the address or something maybe you can find out who the landlord is via an online add?

did you tell the water company the water is flooding through your light fitting?

someone on another forum claims the fire brigade will kick the door in and turn it off ? worth a try lol

also apparently you should ring your insurer

Do you own or rent your flat?

If you own then is there a freeholder you can contact who should have details of the other owners?

If rent maybe try your landlord to see if they've got freeholder details which might lead to the owner of the flat above?
 
Own it, the councils landlord registry office opens in half an hour so I'll hold up and see what they say.

My Mrs seems to think the leaky flat is being renovated as she's heard noise from there durring the day, so I may catch some contractors that have access before hand.

Am I well within my rights to demand the property owner pays to have an electrician check things over once fixed?
 
Contact the management agency/company - who do you pay your service charge to?

E: they aren't open until 9am and their emergency line rings out (helpful).

Someone in the flat now, some polish cleaners that don't speak a word of English, looked at me as if I'd just crawled off her mother.

Probably better to go through your house insurance, who I imagine in turn will claim off the insurance of the flat above.

If there is someone in the is go in and shut off the water, tis just a cleaner and the flat is empty... if she calls the landlord because you've barged in then that's the other issue solved too.
 
They pretty much stood blocking the door, *****.

Just got off the phone to the council, who could only give me a name and address of the owner, other side of town, helpful. They did put me through to environmental services who took more information and said they will pass it on to an officers urgent attention, so I'll give them an hour, in the meantime the factoring company should be open shortly so I'll chase it up with them too.

You could try and find the stopcocks for the property. In our block they're under heavy grates in the car park surrounding the building. You may struggle to identify which one belongs to that flat mind.
 
Contact your local Fire Service, tell them water is leaking into your property which could be signs of a flood upstairs. We still do salvage work and will force entry into any such flats in order to prevent further damage.

Leak has stopped, environmental services phoned back, had me remove some panels from the stairwell near the offending flat, which gave me access to shut off their water. Also told me to put a letter through the door explaining the situation until I find a better means of contact for the owner.

Tbh I'm going to be a dick about it intentionally, and screw the water cut off panel back on with some securi-torx screws so I don't have to beat one of the cleaners to death.
 
Fire brigade, mate.

Not good advice to mess about trying to trace owners/management companies in this situation. Get onto the emergency services ASAP, need to get it switched off before any further damage.

FAO: LANDLORD,
*ADDRESS*

as I have the residential address of the landlord I will also post a letter directly to them that will require a signature.
