Landlords and light fittings and confused lol

Hi, quick question does anybody know who is responsible for the light fittings themselves in a rented unit? not the bulbs the fittings.

Basically our company rents a workshop from the local council and despite the light fittings being 25 years old they work fine, however as the tubes were banned in the USA in 2012 on energy efficiency grounds it means new ones are becoming impossible (and very expensive) to source.

These fittings are going to have to be replaced next time the bulbs go and from my POV it should be the council that foots the bill as it's their obsolete fittings in their property, however I would think that as it means we don't pay lol.
 
I'd have thought anything like that would be down to the landlord, although I suppose it depends on your contract.

When the light fitting went in our bathroom the landlord sent someone out to replace it no questions asked.
 
Depends what the T&C's of your lease says?

The company I work for, in order to get super cheap rent, we agreed to uphold all the maintenance on the building, so we are expected to fix any issues that arise, for instance we have a leaky roof at the moment so we have to pay to get it fixed.

Your landlord got a brilliant deal there! Half the reason for renting is so someone else foots the bill if anything goes wrong.
