Flat mate lost key landlord wants to replace locks?

As a landlord i'd have every comeback knowing that I had no control over the security of my property.

tenant's are occupying the property and can change the locks regardless

in this instance the locks will have been changed because they were required to do so - I really doubt you could do much about it - requiring the locks to be changed is one thing, forcing them to also pay for some tradesman specified by you is probably not enforceable AFAIK
 
Well no, none of this is enforceable. Everything to do with renting is a civil matter.

Hell, tenant can do almost £10k of damage to a property and there's likely nothing we could do about it and we could wave goodbye to that money to repair it.

No one is going to "force" anyone to do anything.

Edit:what I am saying though is that they've signed a contract that explicitly outlines the process in place for the exact circumstances they're in. Independent arbiters hold their money and will likely approve the charge unless challenged so they should put themselves in the best position to defend it giving the appeals process that exists.

Apart from the deposit scheme holders and a court if the LL wanted to take it that far.
 
Are you sure there isn't an additional clause about not changing the locks? Pretty sure there was one in the agreement last time I rented.

Yeah good point - we put that in ours along with things like not being allowed to install sky dish (one of our proprieties is a listed building so can't be bothered with associated hassle likely to be had in general AND from neighbors) and one we even stipulate you can't change the energy provider without our consultation due to the linkup with some solar panels.

Edit: again, if someone broke any of those agreements it's unlikely we'd actually do anything about it other than moan on the overclockers forums about tenants being a royal pain in the backside :)

Oh! I might poop through their letter box! But that might be a little self defeating...

there might be, it doesn't necessarily matter though, what gets put in a contract and what is actually enforceable are two different matters

and in this case the locks do need to be changed anyway
 
The keys were engraved and he couldn't find a place to replace them. Sort of tells me that it's not a bog standard rim lock we're talking about here, so please stop telling him to pop down B&Q for a replacement.

Losing one key, with no real way to trace the flat that that key unlocks? Seems to be overkill to replace the lock but thats the agreement you signed.
 
I doubt I would be happy accepting a changed lock from a tenant.
Who knows how many extra keys have been cut?
I assume this would be the reason the landlord would want to change them himself, or someone on his behalf - depending of course if it is a security type lock that can't just be cut anywhere.

Yeah, it's not like they can get an unlimited number of keys cut when they get the new keys anyway, regardless of who fitted the locks... :rolleyes: :p

Not if you get the keys which cannot be cut unless you provide them with a "passport" type card that comes with the keys. This depends on the lock.
 
For starters its not your house and I cant imagine therefore the convenience of doing it on the cheap for you is going to please the LL.
 
Yeah most decent landlords would use the "special" keys that you can't just cut willy nilly but then again some cobblers are most honest than others. Also they may have a master key for their properties so would need a specific barrel.

At the end of the day, this. It is not unreasonable to request for a professional to fit it rather than trusting the irresponsible tenants that couldn't hold onto a key for a year. Ask him for a quote and if it is too high, find a more competitive quote, he will be happy to take it.

I would also get your house mate to pay for it, considering he lost it.
 
I know asking where the key was lost is a tricky one to answer but surely unless the key went missing along with information about your address it is completely unnecessary to change the locks :confused:
