Letting Agent Fees (Bristol)

The fee covers all the admin, viewings, faff, etc etc, rightly or wrongly.

A system similar to selling your own house wouldn't work because primarily that cost saving is due to owners conducting their own viewings. Who's going to do the viewings on a residential let? The owner may not have the time, may not live locally, or may have a number of properties all for let at the same time.

Add that to the fact that the 'customer' - that is the owner of the property - doesn't give too tosses about how much an agent charges tenants so long as their own costs are low, and you have, well, what we have now...

Isn't that what the landlord pays XX%/month for? ;)
 
In the process of helping my GF find a new house/flat closer to work, and some of the fees the agencies are charging are eye-watering.

Seems to be a standard 30-40% of the rent + VAT and in some cases additional fees on top as well. Totalling ~£4-500; that's almost as much as solicitor's fees for buying a house!

When did they get so high? Last time I rented it was about £250 for 2 people!

How on earth can they justify charging so much for printing a tenancy agreement? (and they're probably charging the landlord a fortune as well...)

Can anyone recommend a letting agency in Bristol that doesn't charge the earth for 10 minutes of admin?

Because uneducated people with no job prospects found out they can charge money for doing nothing....... we're all the fools here im afraid
 
I'm in Bristol, and went through this a few months ago.

One to avoid, CJ Hole.

In the end, we used these guys - http://www.homexpertsuk.com/ - Fairly painless and upfront. There is also no renewal fees after your initial contract... just rolling with Landlord.

I should probably add, for £850/month we paid around £375 for the fees

They are in business to make money, so why not negotiate with them

Because it's not generally the type of transaction you can just walk away from if you feel that a supplier is being unreasonable.


I would find it very difficult to condemn anyone who put the windows through on their offices if they were likely to be affected by that sort of cash grab.

Try gumtree for a Landlord that doesn't use an agent, maybe?

Yeah, this is what we're doing at the moment, but there's not a lot of choice! Might end up just having to bite the bullet, but the thought of paying that much for nothing leaves a very sour taste in the mouth! Will certainly be making sure to get our money's worth!
 
Agencies charging fees to the tenants? When I last rented, I wrote the deposit cheque, gave them my employment details, and that was that.

They can't charge tenants in Scotland this type of signing up fees and as your location says Aberdeen that'll be why you just had your deposit. Likewise for me, Edinburgh = no fees!

The English system seems such a harsh con with some agencies.
