Notice served by landlord

My landlord is selling my (his) property and has served me notice (a section 21) so I have 2 months to find somewhere else to live. This was served on Sunday, 20th September. The flat was put on the market on Tuesday the 22nd and an open house is happening on Saturday the 26th. So it is all moving quite fast.

I started looking at available property and have found something that is potentially perfect. I am going to view it tomorrow and if it is as it seems I don't want to lose it. It is sitting empty so the landlord will obviously want someone in as soon as possible.

My question is this: I cannot seem to find information on what is expected of me now that notice is served. Do I still have to give my landlord a months notice to move out? How does it all work?

Luckily my landlord is awesome and will accommodate me as best he can but I just want to know from a legal standpoint what my options are.

Thanks for your help!

If i couldn't find something within the time i would move in to a shared house with no bills and so on temporary. To look for a better premises, what you don't want to do is get locked in to a worse premises for 12 months and regret it. Realy these days it takes a lot of time to find a nice place and it is always rubbish when you are kicked out at short notice, no matter the circumstance.

I have found something though, that is the reason for this thread.

I'm pretty sure you can give him your one month notice notice tomorrow if you like the property.

Though he might even let you move out asap as it will make life easier for him to arrange viewings on empty flat rather than having to give you 24hrs notice every time someone wants to view the flat.

Talk to your landlord and not to a load of random people on an internet forum would be my advice.

Your contract ends on the 20th November.

You can end it sooner (providing your not still in an initial agreement period) by giving 1 months notice at any point before 20th October. Him serving notice doesn't affect your ability to serve notice.

Or you can discuss an earlier termination date with your landlord and end it whenever you like if you both agree.

I appreciate everyone saying to speak to my landlord. I have, he said we will work something out.

I am just trying to find out LEGALLY where I stand. He has never served a section 21 before, so he is as much in the dark as I am. Although he has done his research and says x, y or z, I want to ensure that that actually is the case.

So, even though he has served ME notice, I still have to give a months notice to actually move out?

No.

If you do nothing your contract ends on the 20th November and you move out.

If you want to end it sooner you can give 1 months notice (so if you served that tomorrow your contract would end on the 24th October), or mutually agree to a date and move out whenever.

Right, we were saying the same thing, I just didn't articulate it very well.

Thank you very much, that matches what he said so I am happy to have a second opinion on it now :)

Ah OK yeah I see.

Yes you are still there for at least a month unless you can agree an early termination date with him.

Tbh, if you have found a place serve your 1 months notice ASAP, and then see if you can arrange even earlier if needed.

I was given my notice due to the owner selling and was told that If I could get out earlier than the full period they would forgo the remainder of the rent for that period.
They gave me it in writing etc and held to it.

When I rented a house and the owner sold it, we could move out at any time we found somewhere else with no need for a notice.

It seems odd to need to give notice if the landlord has already made his intentions clear that you need to leave. /shrug

Agreed, which is why I was looking for more impartial advice. We have sorted it out amongst ourselves anyway and he is being very reasonable so I didn't have to pull out any legal clauses, I just wanted to be prepared :)
