Landlord being a **** - what would you do?

Yup move in, fix bits yourself, then screw him over with the TPS thing when you leave, query it, send it to arbitration, and get three times your deposit amount back if he hasn't placed it in a scheme.
 
Cancel all payments and live there for free for as long as you can. Screw him....

With landlords like him the chances of getting your deposit back may prove to be tricky. Don't pay the last 1 or 2 months rent and let him keep the deposit lol
 
If the repairs being done were a condition of your lease then I'd start going legal.

I have absolutely no tolerance for **** landlords
 
My parents were landlords once, and we tried taking someone to small claims court over the fact that they didn't pay rent for about 4 months.

He made several complains about things which had taken a while to diagnose / fix (and hadn't included the fact that we'd offered to swap his room to another one while the work was carried out etc.)
(Boiler needed replacing which meant there was no hot water for 2 weeks, and a couple of other bits).

He was ordered to pay the back rent by the small claims, however the rent was dropped to a pittance due to the work by the small claims court.
This meant that we actually ended up losing money taking him to the small claims court.

But yes, it needs working Smoke alarms and Carbon Monoxide alarms.
 
I would say the landlord is probably thinking you would just be a problem tenant.

If I was the landlord I would have replied no problem and handed your money back and moved on to another tenant that isnt going to give me bother even when they havent moved in.

I dont agree with the response you got but I can see his point.

OP agrees to take the property if X, Y and Z are fixed, landlord agrees.

A month later and X, Y and Z aren't fixed... in what way is the OP being a "problem tenant"?

Would you consider the LL to be a "problem landlord" if the OP told said he only wanted to pay 50% of the agreed rent and the landlord said no?

I can well believe that the landlord expects them to put up and shut up, and from their perspective anyone who complains about anything is a 'problem tenant'.

They aren't a problem tenant, they are just a standard tenant who expects things to be fixed inline with the agreement, and for the Smoke Detectors etc. to work as per the laws.

Comes down to actual written contractual agreement.

If agreed with a landlord, then it should have been added to the tenancy agreement
 
I would move in if you paid already. You mad going rental like that temporary I would definitely just rent a room if it's temporary. No bill hassles and so on. Depends on circumstance I guess.

I would have just moved in and fixed the paving myself? Depending on how bad it was just put some stones down or something?
 
I wouldn't be prepared to pay money to a **** landlord who replies to you like that. If you can't see a grade A clown who's going to fleece you as far as you can spit then you need help. Honestly, he actually replied like that? What a ****ing ****. And he expects you to pay his mortgage for him? What a ****. It makes me so angry that tenants are treated so badly in this country.

I'd read up on the tenency deposit scheme. Pretty sure that he needs to tell you within 10 days of payment where it is protected. If it's not you can take him to the cleaners. But rather than do that I would wait until that time is up, then threaten him with all the action under the sun. Tell him you have a lawyer that has agreed his messages saying the slabs will be fixed are contractual proof (whatever the term would be), that you will be taking him to small claims for not protecting your deposit. All that sort of stuff. I wouldn't hold back.

There's no way in hell you should be paying him a single penny. Ignore that house and find something better.
 
If the postman breaks a leg, I am sure I will be liable too, for the inevitable litigation, as I knew about it.

Thats massive 8-10" would count as a serious hazard to me even if its well lit

If it was all agreed then you can request your money back I guess but given the landlords reply I seriously doubt you will get that back without hassle. Plus you will still need to find a place on such short notice.
