Another Landlord/Agency Question!

Having moved a lot recently, I would recomend that you get professional cleaners in at the end of a tenancy regardless of if your contract requires it.

Firstly, it saves you spending the time cleaning it, and secondly, it completely removes you from any liability for the condition of the property once you leave. If you get it professionally cleaned and the landlord isn't happy about the condition, their issue is with the cleaning company, not you. Yes it might cost you a bit, but it saves you time and means the landlord can't come after your deposit.
 
I don't see anything wrong with it myself.

If it bothers you that much, make sure you ask them for proof that they've had it professionally cleaned before you move in.
 
I rented 3 in Sussex and I'm in my second one in Devon. I mentally write the deposit off before I even walk in the door :rolleyes: dog, cat and teen who are all clumsy and messy :D but I haven't lost a penny yet :)
I am blessed, I've been so lucky with my agencies and landlords/landlady.
I'm a good tenant in return though. Never wee them off with petty stuff and don't fuss about something and bug them about something that may not even happen! Its a competitive market, they are not personally out to rip anyone off. If that were the case they would soon be out of business.
Plus the DPS is a fantastic scheme which protects everyone.
 
The problem is public awareness. There is a general attitude of "your a tenant, bend over and get screwed" which means most people don't know their rights and never put any effort into finding out about them either.

I disagree with you on Agencies though, they are 100% out to screw every penny out of people. Just look at how many people sign a new contract every year and pay a fee because their agency told them they had too, completely unaware that there is zero reason to do so.

Tenants hold almost all the power, and the law is geared to protect them and their money. They just don't know it.

My contract rolls over and I don't have to pay every year. Been here 18 months now and never paid a penny bar the usual rent since moving in. :)
The woman who runs my agency was telling me about her business costs :eek: eye watering to advertise on zoopla and right move etc and all sorts of other costs. She assures me she is not minted :D

completely incorrect. It's your dirt after all. If a cleaning company misses anything or can't clean something due to it being too ingrained or beyond reasonable expectations to be cleaned, then you're of course still liable. You spill wine on the carpet. the cleaning company attempts to clean it but it wont fully remove. This is your issue not the cleaning companies.

Some cleaning companies like with mine we offer a guarantee of any issues no matter how small we will deal with them (assuming it's something we can deal with), but that doesn't stop a landlord/agency deciding that they want to take money out of your deposit due to oversights and refuse you/your cleaning company the right to return as they've given you the chance already to get it right the first time.
 
Your confusing cleaning with damage.

If you employ a cleaning company to professionally clean a property and then the landlord does not consider it to be cleaned to a professional level then the cleaning company are liable to finish it. I had this exact thing with an oven, where the landlord called them back.

If the landlord is unhappy about something because its damaged, possibly due to heavy soiling, then that is damage that you are responcible for, as it was never in the remit of the cleaning company to repair items, just clean them. A stained carpet that cannot be cleaned or soiling of items so badly that the stains cannot be removed by a professional clean would be classed as damage beyond reasonable wear and tear.

If your contract says professional clean and you dont get a professional clean, the DPS will side with the landlord.

They don't deal in "is it clean", they deal in the letter of your contract.
