Want a slight upgrade, advice?

So my current specifications are as follows:

I was going to upgrade my CPU, Motherboard, Cooling and perhaps also my GPU, but the GPU can wait, that's not too important, the 770 still handles all of the games that I play on high+ so I don't mind that, but I DO want an upgrade to aforementioned parts.

I've been rocking the Corsair a70 for like 4-5 years so I definitely want an upgrade in that department.

I've been looking at the following:

Now, the motherboard is where my issue lies really, I'm not sure if the motherboard that I've chosen is decent in any way, shape or form and I'd rather buy a good one now just so I can get it out of the way, I'm just looking for help/advice surrounding this build. I don't care about waiting for the new generation of i7's either(if they're already out and more expensive, i'd rather not spend more money on the new gen. when the performance difference will be very miniscule), I want something at the end of the month, so I just want to get everything sorted.

I've not really got a price range, but <500 would be nice.

EDIT : The H60 would be a "sidegrade" to a A70 and in fact the only difference would be the appearance and possibly sound depending on how you have your fans set up. This said your temps seen fine as they are also so i would not be thinking about a cooler upgrade at the time being.

Given your mentioning of playing games at high + and having a great gaming monitor i am presuming that you use this system primarily for gaming ( please correct me if i am wrong ) and in this case a CPU / RAM / MOBO upgrade would yield no significant performance gains. You would net around 5FPS from upgrading these items as your CPU is still plenty fine for gaming and ram simply does not make a difference. If this is the case and you do infact only play games as a rule on this system then a new graphics card would hold much better performance value for your money. You could get a 980TI ( with free games ) for £500 HERE and this would allow you to max everything out and really utilize the high refresh rate on your monitor as you would be getting significantly higher frame rates.

If ur 3570k is oc to about 4.5 which is easy then not even the latest CPU equivalent will help as its about the sane performance wise. New gfx card like 970 or somit instead is best bet for the biggest boost to gaming.
 
Unless you need a cpu with Hyperthreading then personally I think this is a more of a side ways move and you won't notice any major improvements in performance.

As other have mentioned overclock that CPU.

Also please remove the 2nd link.

Ty bud! Wont I see a big increase in temps though? I'd rather not have incredibly high idle temps and what not.

Just do it in small increments :) 100mhz at a time should be a decent increment keep doing it until you are happy with speed / temps :) up the speed as much as you can without voltage change until it's unstable and up then up the voltage a tiny bit. A h110i is a great cooler if your case can fit it :)
 
I had that motherboard, it was awful at overclocking.

4.3 was the most I could get a 3570k or 2600k to, and they needed many volts to hit that.
