Ballpark cost of a tiled roof replacement

Hello,

I've got a 3-bed semi, and have been thinking about having the the roof tiles renewed. I've no idea how much this would cost. Should I prepare for something like £2k, £5k, £10k+?

Someone at work had theirs done recently for around £6K in Manchester. Now I've no idea how big her house was, what type of roof it was and if any other work took place at the same time but you wanted a ball park!
 
You're right, £2/5/10k no problem either of them pick one, it obviously won't matter the size or type of tile at all.

My shed was done for £200 and I've just roofed a school for £275k so anywhere between those two
 
He openly admits he has no idea. To most people a roof tile is a roof tile.

Why not provide a rough estimate based on the most commonly used (marley ludlow, plain clay?) for an average 3-bed semi?
 
When we asked about it, im sure it was about £3.5k using larger tiles and a hidden gutter between next doors, new gutters and facias/sofits.
Thats for a 3 bed semi.

a 3 bed semi. Possibly the most average 3 bed semi you can think of :P

The support guys at work get that all the time: "I want a laptop or computer, buy me one please". They don't care what it is really, as long as it does the job sufficiently.

Same case for the OP, and I'd be the same for roofing - just put tiles on that'll do the job that tiles do for a long time, he doesn't really need to know/research exactly what tiles, surely? :p I suppose it might benefit him to research to avoid getting ripped off, but the same can be said for these customers that just want a computer and don't care what it is.

Yes he does because you can't roof a slate roof with concrete tiles as they are too heavy. Slate tiles are a fortune especially welsh slate, you can get spanish or chinese but they last 10 seconds. Also the shape and pitch would be additional ridges hips and valleys and could be no leadwork or a lot of lead work, so really yes it does matter quite a bit.

Nope. The further north or west you go the more robust the construction due to weather and snow. It's pointless without a bit of detail

You'll need to add, VAT (if required), prelims, scaffolding, and any other attendance required. They are South East prices so add 4% for Inner London and -10 - 15% for anywhere else
 
Why do you want the tiles "renewed", that roof looks fine?

All that will do is make your side look different from your neighbour and perhaps a bit naff.
What happens in my area is people get rid of a nice Stafford Blue tiled roof, and plop on a red tiled concrete one. This then makes the whole row look chavy.

If anything, get rid of the ugly concrete tiles from the porch and source replacements that match your roof.


That house looks great, but please do not put concrete tiles up there.

I've passed on so many period houses up for sale because it had the wrong roof tiles, it knocks at least 5-10% off the value in my opinion.
 
I'm looking to replace with as-close-to-the-original tiles as I can.

Reason for changing is because those tiles you see are falling apart. I've had to replace (from the inside - no membrane) about a dozen or so already (in 2 years) that have cracked and fallen off.
 
Even replacing with close to original it's going to look like night and day when compared to your neighbours weathered ones. Unless you could convince your neighbour to have it done at the same time.

I'm not actually sure what the tiles are on your roof. They look nice and neat though, definitely go for something similar rather than crappy interlocking concrete.
