A little under 24 hours from the above post and there's been another turn of events.
I had essentially asked them to knock some money off the list price yesterday then was going to push them to sort out some other things. After four emails, they got back to me and offered to give us another house, which has an upgraded kitchen, "premium" flooring and tiling throughout, built in wardrobes for the master, shower over the main bath and bigger garden - this is saving us over £6,000 on list price, £1,000 on deposit, less stamp duty and including the upgrades and the prices they charge we must be saving somewhere around the £12-15,000 mark.
The house is the one we saw originally and what sold us on this particular house design. The people who were having it have been having some issues (with their current house I think, they were using the 'easy mover' scheme) and had 7 weeks of delays so I assume DW have had enough and can see we can get everything sorted quickly.
I've been invited back to the development tomorrow to have a look around both houses and choose which one we now want, but obviously we're going for the above one. Anything can still go wrong though so won't keep my hopes up for too long!

I notice the original house was a 3 storey, is this house also the same?
Only reason I say this is we would never purchase a 3 storey new build again, our first house was a 3 storey and was and are so glad we moved into a bigger 2 storey.
Like the above the main bedroom/en-suite was on the top floor, although massive come winter or bad storms in the summer we could just not sleep due to the wind noise! Some nights we even ended up sleeping on the sofa in the front room to get some decent sleep!
Another thing is we moved from a 3 bed to a 4 bed, the 4 bed is much cheaper to heat and run as you are not losing all the heat over 3 floors. And in Summer it is much nicer in the 4 bed as even with modern insulation it got roasting in the bedroom!
Just a bit of a heads up, I appreciate your heart does go into the buying process and especially when you see all the shiney new showrooms but please just bear this in mind![]()

Offer finally accepted. Guy has moved to Florida so everything goes through his daughter from the estate agent. 3 days to negotiate a price due to the time difference.
Having avoided the last place, we already have the mortgage in principal and this one costs a bit less so should go through easily enough.
Looks like fewer issues too now I have a better idea of what a surveyor checks. No pesky fireplaces (as much as I would like one). 1988 build which is a lot newer than I would usually consider too. No gas in the street so electric only but south facing so some ugly solars on the roof when we get round to it. It'll be interesting.
