The nervous wait to exchange....

Currently waiting on solicitors getting their act together, not owned a property before so the whole process has been both "enlightening" and terrifying in roughly equal amounts.

Mostly now though I'm just eager to get in and start spending money on the things that need addressing.

Once you own your property though it does feel pretty awesome. :)
 
A little under 24 hours from the above post and there's been another turn of events.

I had essentially asked them to knock some money off the list price yesterday then was going to push them to sort out some other things. After four emails, they got back to me and offered to give us another house, which has an upgraded kitchen, "premium" flooring and tiling throughout, built in wardrobes for the master, shower over the main bath and bigger garden - this is saving us over £6,000 on list price, £1,000 on deposit, less stamp duty and including the upgrades and the prices they charge we must be saving somewhere around the £12-15,000 mark.

The house is the one we saw originally and what sold us on this particular house design. The people who were having it have been having some issues (with their current house I think, they were using the 'easy mover' scheme) and had 7 weeks of delays so I assume DW have had enough and can see we can get everything sorted quickly.

I've been invited back to the development tomorrow to have a look around both houses and choose which one we now want, but obviously we're going for the above one. Anything can still go wrong though so won't keep my hopes up for too long!

I notice the original house was a 3 storey, is this house also the same?

Only reason I say this is we would never purchase a 3 storey new build again, our first house was a 3 storey and was and are so glad we moved into a bigger 2 storey.

Like the above the main bedroom/en-suite was on the top floor, although massive come winter or bad storms in the summer we could just not sleep due to the wind noise! Some nights we even ended up sleeping on the sofa in the front room to get some decent sleep!

Another thing is we moved from a 3 bed to a 4 bed, the 4 bed is much cheaper to heat and run as you are not losing all the heat over 3 floors. And in Summer it is much nicer in the 4 bed as even with modern insulation it got roasting in the bedroom!

Just a bit of a heads up, I appreciate your heart does go into the buying process and especially when you see all the shiney new showrooms but please just bear this in mind :)
 
Solicitor chosen after getting a good few quotes and recommendations. Legal Fees are just under £700 which im happy with. Decided on mortgage provider so just awaiting paper work from the solicitors and i've got another appointment on thursday to get a big chunk of the mortgage paper work done. Money should be reaching my bank over the next couple of days from my parents for the deposit as well. There's no chain either end so hopefully the whole process shouldn't be too stressful.
 
Exchanging tomorrow on what I hope will be our 'forever' home. :D

Yeah in Bucks, end of the Met line... Zone 9 in London transport zones. :p

I thought so. I used to work in Amersham Hospital and occasionally did some community work in Bucks. From your photo there were similar looking properties.

Houses in Gerrard's Cross and Beaconsfield are :eek:

Good points! Yeah the one they offered is 3 storey as well - it's exactly the same house design just on a different plot. I think we must have seen 20 or so show homes in the end across ~10 different developments/builders and this was the only 3 storey one we saw. Personally, I would prefer a two floor one but out of all the options we had, this seems to be by far the best buy based on size, specs and price and how soon we could move in. We were late to the ball for most of the developments so we would have been forced to wait until next year which we can't do.

I went over to have a look at the original house we reserved and the new one they offered to us today to make the final decision - confirmed we're going for the one offered yesterday. It's in a much better plot (the other will have 6 houses behind it, 3 overlooking its garden when they get to that stage!), the garden is about twice as big and has all the upgrades mentioned.

Got sent through the new reservation paperwork, then fired off the first set of documents that our mortgage broker needs. The solicitors sent their paperwork today, but it's for the old plot so we'll need to wait for them to sort that out.

Here's to hoping everything else goes smoothly... didn't think buying a new build would be this stressful and we're not really passed reservation yet!
 
Offer finally accepted. Guy has moved to Florida so everything goes through his daughter from the estate agent. 3 days to negotiate a price due to the time difference.

Having avoided the last place, we already have the mortgage in principal and this one costs a bit less so should go through easily enough.
Looks like fewer issues too now I have a better idea of what a surveyor checks. No pesky fireplaces (as much as I would like one). 1988 build which is a lot newer than I would usually consider too. No gas in the street so electric only but south facing so some ugly solars on the roof when we get round to it. It'll be interesting.

We had 3 viewing yesterday and another lined up for sat (We are trying to sell our house). It went onto the market on sat just gone. One couple are coming back tonight for a 2nd viewing. Nervous time and this is our 4th house so far in 25 years!
 
Things have slowed right down...

With house prices rising at ~10% a year, this is bad news....

:(

I have seen a number of properties, priced very "optimistically" shall we say sitting around for 3-4 months+ now. There was a rush before the 1st of April but I can definitely see a slow down or a period of price stagnation coming.
