The nervous wait to exchange....

Well, we put our house on the market sat just passed and tonight we had an offer of which we accepted!! Blimey, that was quick!!!!!
 
Exchanging tomorrow on what I hope will be our 'forever' home. :D

Thanks! Elderly lady lives there at the moment so the decor is a bit old fashioned, but that gives us an opportunity to make it our own. :D
 
How do you mean slowed down? Is that in your case? Or generally?

My case.

We have gone from dropping into a completed chain ready to go, to that collapsing and the sellers of the place we are buying finding another place, to them pulling out of that too and now back looking. So 6 weeks in and our sellers are still at step 1.

The risk is if they can't find anything for a while that they pull out of selling to us to remarket later for more, which is exactly what happened with the last place.

We've gone from "yay we will move soon" to re-enabling the Rightmove and Zoopla alerts as were now not optimistic.
 
Unless it's sold as in exchanged then there isn't anything stopping you still putting an offer in anyway is there? Aren't estate agents obligated to pass on all offers until it's 'properly' sold?

I had this issue with a probate sale where coincidentally my driving instructor wanted to buy it and the agents told him he couldn't put a higher offer in as it was sold STC. Turned out they messed up and he was going to offer a good 5-10k over asking if needed which we (as professional executors of the estate) would have accepted as it was in the best interests of the deceased.

I know but, we just sold our house and to first time buyers and i told them we had other viewing booked but cancelled them as didnt want to disappoint them! Ok, we all want a good price but i am one for helping others too. I aint greedy so its nice to help these youngsters get their feet on the property ladder. They are dead excited! In all probability we could get more but i would feel awful then as they are so excited! They weren't far off the asking price either.

That's a nice attitude, were we to sell our house I would be happy to get what we needed to make our onward move a success, our housing market has become too much about money/profit and not enough about a place to live.

Exactly. We had what we set out for so thats fine and then the plus is that we get to make someone else very happy and especially as they are first time buyers and eager to get on the property ladder. They had been disappointed before.
 
Our mortgage decision in principle has gone through today with no issues. Will probably be two weeks now before we can sort out all the paperwork our broker needs from us, especially as I'll need to wait a few days for HMRC to update their system so I can get my latest SA302. The solicitors sent through the paperwork for the house also, but for the house I initially reserved last week and not the new one we switched to, so will need to wait for them to sort that out. At least the DIP went through fine!
 
I had forgotten how much paperwork the solicitor sends out! Had a wad of pages today and lots to sign and date and extra certificates to scan and attach for solicitor!

Made an offer on house we saw today. Got to wait until tomorrow for outcome.
