The nervous wait to exchange....

Went over to the house today to measure up the rooms and we were also invited to have a look for any snags we could find (they were doing it themselves next week anyway).

Mainly small cosmetic things like paint being rubbed off or damaged in places. Couple of bigger issues like missing sealant around the bottom of the main bath, an issue with one of the plastic surrounds around the front window and a crack/dent around the main door surround. They said they'll try to get all these fixed plus any they find by next Friday when we go over for the home tour.

Time to start finding some furniture...

Also need to fire off a letter or email over to the developers to get advanced advice/permission on a few things, like installation of a sat. dish/aerial, shed and I want a side door adding to the garage as it extends into the garden. To my delight I also realised we have an outside tap!

All new house builders are customer focused and want that 5 star rating. By this, you should get a building survey to complete and you can rate them. This ends up in their head office and the site managers performance is rated based on these (depending on builder).
I know of several that didn't perform too well and lost their jobs because of these so they take them seriously.
Be really harsh when it comes to it. You can make them jump through hoops with your demands, after all, its your money.
Get names and numbers of the trades responsible too and go straight to the top, it'll filter down quite quickly.
 
were step 1, offer accepted in writing now. solicitor booked.

we just heard they are clearing the garden from a neighbour, my wifes getting a bit stressed already because she doesnt want them to do anything major without telling us what first. i.e take greenhouses etc down that are in the photos.

anyone else had this issue, would u get onto the estate agents straight away and ask for a list of whats being left?
technically we dont know about it, they could just be tidying up but now shes stressed already.
 
They will get a form to tick what they are leaving or taking etc from their solicitor. You will get a copy. Fixture and fittings etc. At the end of the day they can take anything as long as they confirm items left or not on the form.
 
Received searches and contracts on friday - lots of reading to do and forms to fill

also had a second viewing and took a builder with me - for planned internal renovations he is charging 16k labour alone - this involves a new bathroom ensuite and all internal painting/decorating 9including some skimmin), and knocking out a bar (we dont drink). it is way more than i had budgeted.

I keep getting told to buy my bathroom and shower tubs etc online , as it is much cheaper - any advice on reliable websites who do good quality products?
 
Survey done. Will get report back next week.
Measured up too, garden and workshop thing at back both bigger than we thought. Bonus!
 
Surveyor just rang me to say house we going for has been over valued by approx 15 to 20k. Going to try and re-negotiate price! House needs gutting!
 
If it needs a lot of work, throw numbers at them.

Get a condition survey done too and request the surveyor gives estimates. It'll cost you £600+ but it may help once you give reasons as to why the new offer is lower especially if the work will cost £30k.

Up to you whether to take it on the chin or not then. Problem with sellers in that position is they just don't care unless it happens numerous times then they start wising up the fact they might need to lower the price but for the first few prospective purchasers they'd just say no.

There are enough buyers who don't get a survey at all to find one who will buy it not knowing there is tons of work needed.

Sometimes you just have to suck it up if you really want the house, was the purchase process competitive i.e. sealed bids if so the vendor will know he has a queue of people and one will eventually ignore the surveyor? I always take what the surveyor says on value with a pinch of salt as the house is worth what someone is willing to pay and clearly you thought it was worth the price you committed to! Always remember a house isn't in most cases primarily about investment it is about getting the right place to live and only you can put a value on that!

Survey came back today. Approx £60k work needed!!! We knew it would be a lot but not that much!

We have informed seller / agent that we have had to reduce offer to compensate. We are sure they will re list the house. We are ok with that though as we cannot afford the house unless they drop the price to accommodate the extra work.

Edit: Vendor pulled the plug on the sale. Not willing to reduce price. Their loss. Back looking again

Jesus that's a lot of work - what needed to be done?

I'm assuming we're still set to complete on the 27th as I've not heard anything since we exchanged on Friday - going to give the solicitor a ring tomorrow just to make sure they got the last bit of paperwork from us anyway. "House tour" tomorrow with the site manager and hopefully they've attempted the initial snags so I can see how good or bad they are.
