The nervous wait to exchange....

The solicitors report, contracts, fixtures and fittings report, checks and certificates and half a rainforest worth of search results dropped into my inbox today :).

In theory we can sign on the dotted lines, transfer the money and be under way immanently, but as we aren't going to be completing for another 2.5 months at the absolute earliest, I'm going to wait for some more concrete exchange and completion dates before letting the solicitor earn interest on our money!
 
One more week until I own my very own house for the first time ever. At 36 years old, it feel like a blinking long time coming... but at least it's as close to my dream house as it's going to get.
 
Exchange due any day now. Just waiting for a revised plan to come through with a minor change.

Unfortunately we're due to lose 1 meter off our garden. Which isn't the end of the world given we're due to have a large garden anyway, but on the plus side, it means we're going to be given a couple of thousand off our options when we choose those in a couple of weeks :)

You can't exchange without setting a completion date but provided the place you are buying is end of chain and there are no other outstanding issues legally that are preventing you from exchanging then you shouldn't hold off. Up until exchange you remain at risk of loosing the several hundred pounds you have already invested in the whole process should you get gazumped or the vendor wants more money..... If you love it, buy it. Don't loose it.
 
We are in a chain of 3 and are the furthest ahead by some way. We are trying to steer the converations to dates that suit us

Well it's been 4 weeks or so since offer on house got accepted, still no survey report yet! natwest dragging their feet. Changing mortgage providers on monday.
 
Finally got a letter from our solicitors containing the "report on contract and title", and requests me to contact them to make an appointment to go in and sign the paperwork.

They are "waiting on responses to enquiries from the sellers solicitors" before they can furnish me with a completion date.

Seems tantalizingly close now.
 
We are now 7 days away from completing. I think we exchanged on the 29th April so we could have completed a lot earlier (house has been build complete for around 2 months due DW pulling it from another couple and giving it to us!) but we wanted a little extra time to go out and sort furniture / bits and bobs so it's worked out quite well.

I think we've been pretty lucky as there's been no hiccups or holdups - it's gone through really quick, think it only took us just over 3 weeks to exchange in the end.

Just want the keys now!!
 
We've hit a snag, with our current lender. They are not committing to wavering the ERC fee of £6k.

Apparently you are allowed to have the fee wavered if you take a new product with them and are in the last 3 months of your current product.

Our product ends in July, but we have already taken a new product out with them

Just more stress and hassle we don't need, especially as we signed the contracts and paid the fees. :mad:

We are in the exact position as you, its now all down to each parties solicitors to close the deal :eek:

One thing I don't like is the house is still on rightmove and it still has a bleeding big for sale sign out the front

Yeah, i've asked the estate agent now to put sold stc. the vendor requested they wouldn't until the survey was complete.
 
oh great, a survey guy turned up yesterday and stuck his dampometer whatever it is on the wall and it was high reading of moisture, bet he puts rising damp or something when it's just condensation, waited 5 weeks to get to this point, there's no mould or anything.
 
Has anyone got a mortgage whilst in their probation period at work? I've got a 6 month probation but intend on looking within the 4/5th month of probation (as I imagine the houses will take longer than that to look at then complete anyways!).

Also is there any value saved by looking to buy a house in December (rather than September?)

dont see why not, i know contractors that have just started and got a mortgage.
