The nervous wait to exchange....

Any recommended structural surveyors? Or do people generally shop for someone locally?

(I would get a full report done as it's an old bungalow I'm buying)

Also what order should I get the following ;

Mortgage (full)
Surveyor
Lawyer (conveyancing)

Or can I get them all at the same time?

I am now in the motions after having an offer accepted last Wednesday. The only issue is I am in Japan until saturday.
Still we will progress with the sale, I dont think I can wait to see what the market does as it could be a long time yet.

As to the post above, I would say they can all be triggered at the same time.
I am in the process of looking for a surveyor now. :D
I never thought I would feel so down about buying a house, but that is just the effect last week had on me. :)

A solicitor for conveyancing as they will deal with all the legalese. Get one first as they can start the ball rolling. They do not have to be local.

A mortgage will take a few weeks (and appointments) to sort out, there is a huge range out there so shop around but don't apply until you are sure. Try an independent company first as they usually offer better rates than banks. They should arrange a valuation survey for you. This is not to be confused with a condition survey or a hom******s report, it merely checks if the house is worth what is being asked.

Surveyor for a condition survey. Depending on how busy they are, can be between 1 or 2 weeks to get the report. The sooner you get this done, the better an idea you will have about what needs doing. Or you can wait til further into the process. Local is best as they have to go into the house.

So, I finally complete this Thursday after an horrendous 3 months of waiting. Will be glad when I get the keys.

Really annoyed though as my car insurance is higher at my new place. Stupid post code lottery! :(

Its mad how long it takes to get through the buying / selling process! Are all countries as bad as ours in this process?

Nope!

E.g. My cousin in Canada put an offer in during a week and was in by the following weekend!

The process here is so long winded and risky!

heard nothing for 4 weeks and yesterday we have a moving date and everybody is moving on the same day...

been sat here all this time thinking they were put off by the survey

Quick question:

Submitted a proposed completion date via solicitors but haven't heard anything back yet - although I have spoken to the vendor and we are in informal agreement anyway.

What are the remaining steps? What happens next?

Solicitors will ask for the money from you and the mortgage company, arrange a date to exchange contracts and then complete on agreed date.

Sounds simple, but never is! :D

So hoping Mortgage Approval happens this week, Not sure how long it be till we finally move in mind.

Valuation has already been done, I assume the only thing that will take the longest after this will be the searches.

From my experience so far, nothing is ever straightforward!

Sounds like I need to just keep waiting then...that's the worst bit!
