The nervous wait to exchange....

Survey today, fingers crossed everything is ok!

Its been over 3 weeks since we appointed our solicitors and we haven't heard a peep from them since the initial 'thank you for appointing us'.

I know from speaking to the vendor that draft contracts have been sent along with the fixtures and fittings form. Should we have been told this?

Varies, some will report things to you piece by piece, some will wait till they have received everything, raised enquiries and had responses and had searches back before reporting to you. Personally I do the former so clients aren't left in the dark thinking nothing is going on, but judging by this thread I'm a special ********* :)

After 3 weeks in your position i'd be giving them a ring just to see where they're at. But also don't place too much reliance on what the vendor says, bearing in mind he could be hearing 2nd hand information from solicitors and/or agents who may be covering their backs ;)!
 
Me and the GF are having a real hard time finding the right house.
We have been looking since May and even had one offer accepted but it fell through.
Really hard keeping each other motivated, :( We I am refreshing the usual right move etc daily but within several large areas there is barely anything being added.

Still early days yet! Me and the gf started looking in January 14 and only recently had an offer accepted.

That doesn't sound like 8-10k of work, I'd imagine you'll get laughed away.

You're probably right (I haven't totted up everything there) , but I'll have to wait for the written report, review it and work out how much it will (roughly) cost.

Potentially i should have inspected a bit more thoroughly prior to buying but I'm not experienced enough to know if the build quality of the house is poor etc.

So they had the council out yesterday, That have said they need to drill holes in the walls etc so they can see exactly what has been done behind it all, And will be back out tomorrow.

Another thing that has been raised is within the garage conversion there is no roof ventilation which is required, Not sure if this is a big job to get sorted or not.

The roof is at a angel so hoping its easy to just get done and not add to much delay to it.

We have some quite specific requirements, I am amazed at what they cram in some houses now. I think even with 1million compromises will always have to be made

Not as long as others, but we found our first place within a week back in February and pulled out just before exchanging following the surveyors report (and backed up by missus's dad).
Found the next place in April and pulled out last week due to it now going through probate and whole host of problems on the sellers side.
Offer accepted now on 3rd place.

It can be a struggle at times and you do have to make compromises (this house is terraced but has what we want as opposed to the semi across the road for the same price that needs a lot of money throwing at it)

As the thread title indicates, thats the worst part. I quite enjoyed the searching and viewing.
 
We are ready to make compromises, I think the hardest problem we are facing is the lack of houses coming onto the market. I have a pretty blaket search open for the whole area including areas we do not want to live and there is only a few houses a day.

This is probably normal but it gets a bit disheartening, hopefully it is all worth it in the long run :)

We are moving in with Wife's Father after sale (If all goes through). Been looking etc. Very difficult at the moment finding what we like.
 
I'd imagine the market is slow at the moment and only getting worse. Our new instructions over the last few months would be bad for winter let alone summer :( The estate agents I know are the same. If you can find the right property for sale it's probably a good time to try and get a cheeky low offer in but it's not so likely to come along!

I should be moving into my new home in 10 days time. It took us over a year of searching to find it and IMO it's perfect.

Detached (perfect for my home cinema system)
Low maintenance large rear garden with green house and shed (perfect for home growing and those who don't want to spend every weekend gardening)
Garage built in with space for 4 cars on driveway
Large loft space that can be converted
Move in condition
All the bedrooms are of a decent size (not the usual of only the main bedroom is and the rest are tiny another major plus)
Oh and the best part Virgin Media for 300MB broadband

The only downsides which aren't that big an issue would be electric fire, would have preferred gas but it has a light to make it look like it's on (imitates a real fire) when it's not and you can then use radiator. The other being dining area/room may be a bit small as in it can comfortably seat 6, more then there is an issue.

Over that whole period of time we only found 2 homes we really liked and this is the much better of the 2 in terms of package albeit it's also been the most expensive too.

I think the most important thing is to nail down the areas you would really like and see if they are affordable. If that is the area you want then keep looking and viewing. Viewing is essential as only when you see it in person you can really appreciate what it is, pictures and floorplans can be deceiving, it's amazing what some people will try and pass off as a bedroom.

I think it's best to view as many as you can, even ones you don't like the look of so you can keep building a picture in your head exactly what your looking for. View different types too, semi detached, detached, town houses, etc. When you view the right one that way you won't let it pass you by. As soon as I had viewed it I sat down with the owner and done the deal directly rather than through the EA. I didn't want a middle man messing me about. I asked how much he wanted, I offered about 2% less and he accepted. I know I could have maybe gotten another 2% off but I didn't think it was worth the risk of letting him think on it. He said he would need to clear it with his partner but it should be fine and he said that was just going through the motions and we shook on it.

The sellers seem like really nice people and it's been smooth sailing thus far. Not long to go and everything is fine on my end, I just cannot wait for it all to be over and hopefully no surprises within the next 10 days.

The country has a housing shortage and there are more buyers than there are sellers. This is why prices keep going up. I think the market has stalled but it's not dipped in any way. It's stalled due to scaremongering around Brexit. Prices had been going up and up for the past year and not small amounts either, decent increases.

Mortgages are cheaper than ever been so that should be a boost to home buyers too, it's never been cheaper to be loaned money for a home so that should help cushion this stall.

I watched dispatches the other day about home building and it looks like there is going to be a shortage of homes for a long time coming as the governments plan to build more houses is looking like a scam for their friends to make money. Selling government land off cheap for business's, hotels, extensions to current homes, without planning permission, etc. Only parts of it is actually being used for the reason why they were selling it (new homes to be built upon it). Brexit could see more migrants flock here before the borders become controlled, where would this influx stay? Uncertainty is causing this stall. Everyone is saying the economy is going to go to pot now and another recession, more cuts, more austerity, etc.

To me it's swings and roundabouts, you probably will get away with cheeky offers now until it steadies itself, but I don't think it's as bad as people are making out. In 6 months time I think prices will start to increase again. It's most likely the middle to upper ends of the market that will see a slight dip.

Weird. I just put in the post code and ticked include sold, stc, etc. Only 1 property listed and it's not the one. I have it saved on the phone app and therefore can still see it on there and it states "No longer on the market" whereas before it was simply "Under Offer".

I hope that means it will be mine in 10 days and that the missives have now been concluded.

I might email my solicitor for an update.

Call it scaremongering all you want, I'm sat on the business end of it with far less than 50% of the workload we had in June/July/August in 2015, 2014, 2013, 2012 and that's as far back as I could be bothered to check!

If that was the case properties wouldn't be sat on the market for as long as they are with people having to accept well under asking price.

Or it could be a case of we'll accept when we get the price we want. Thats certainly the case around here. There are more buyers but most of them are not willing to pay more than the asking price.
To get a house, you have to make a quick decision so not many people get the chance to view. Its the same with rentals which are snapped up before you can get round to see them.
 
Another instance which shows my solicitor is a muppet!

We have been waiting for Land Reg to sort out an issue. I contacted solicitor and he tells me he has not heard anything and its better if i ring them as they seem to act when i do!

So, i ring Land Reg and guess what? They sent my solicitor an letter, via email on 15th, 2 days ago!

So, i ring up solicitor and tell him Land Reg had sent him an email and he says "Did they?" He is complete muppet!

I am hoping now that we can proceed with exchange and completion! I am not holding my breath!!!
