Architects cost

For a simple extension, try asking an architectural technician... Should be cheaper than a full blown architect.
 
We paid £575 to a chap that's an architect and structural engineer. He drew up the plans for our single story extension and did all the calculations to wor out what steels were needed. He also submitted our planning application.
 
I'm using a guy at the moment. His fee was in 2 parts:

1. Survey, drawings, submission. - £450
2. Handling all aspects of the work, managing the project and dealing with water board for drainage, building regulations and including visits while the build is taking place. £400

These are purely fees to him, of course we've paid for the planning application etc on top of this.

tbh I'd be very surprised if a person like this actually exists and if they did, that they'd be scraping around doing single storey extensions for 600 quid!

It costs to practice as an architect with the required PII cover, registrations etc, similarly to do the same as a structural engineer - I'd be very surprised at someone holding both.

My guess is that either you have a retired structural engineer or a technician that's neither. A registered architect wouldn't have pii cover to design structure
