The nervous wait to exchange....

We exchanged and completed today on our sale!!! Phew! 12 weeks!!!

Hoping purchase will go quicker. Living with In-laws until that is completed
 
Exchanged today with completion on the 14th. Should I look to order broadband and phone line now we've got a completion date?
 
Had a survey back on a house we are buying. Lots of things even though it has been recently modernised! Vendor said he will go through list with me and with builder etc.
 
Just had another load of questions sent over to answer by my solicitor for our sale.
It appears the access road to our development does not show as adopted by the county council or pending adoption. The strange thing is that all the street lighting shows as being adopted so i am not sure what is going on there?
Our house is on a private road section which will obviously not be adopted and is without street lighting anyway so i am not really sure why they are asking.
Spent another few hours trawling the web and came up with most answers regarding the apparent lack of foul water drainage ( we are connected to the main but again not shown on a map) and surface water drainage which feeds a swale around the outside of our jointly owned paddock.
It is starting to get us down and now worrying about the road issue. We appear to be doing most of the solicitors work for them, South Cambs Council have been useless in timescales for authority searches (now stating 32 working days from receipt).
Hopefully ours will be back this week but not sure about the vendor's, which based on that timescale would be a couple more weeks away.
And so the wait could go on a bit more.
We have had to start packing prior to exchange which is a calculated risk, just because it looks like it will come together very quickly in the next 3-6 weeks and i can't stand boxes everywhere.
It has to be up there with the most frustrating thing i have ever experienced! (and i have moved a few times!)
 
We had a nightmare sale as it dragged on for 12 weeks!

Starting with the purchase side now as we are hoping it will be done quickly as vendor going away in 4 weeks for quite a long holiday!

Survey had various points brought up of which i have spoken to vendor about and have asked surveyor to explain!

Simple, if it isn't adopted, a) who maintains it and b) do you even have a right to use it?

If a = 'no idea' and b = 'no', that's a big deal.

If its a new development chances are there are the relevant documents in place (Section 38 Agreement etc..) but sometimes there isn't and that's problem for lenders (and should be a concern for any buyer, otherwise you could end up like this lot )

Finally managed to contact the county council who have confirmed in writing that the road was adopted in September 2013. Strange the local authority search did not pick it up. On the plus side, they admit there is an error with their adoption map :) .
I have also just had an email response from Anglian water who advise that their records show transfer of the foul water sewer.
I still feel like i am doing all the solicitors work for them! but at least i have some positive news!

Nothing we can do with our buy at the moment, waiting on questions to be answered and then we'll be sat around waiting for exchange and completion. I'm not even planning on measuring up until the sellers have moved stuff out as we'll complete by mid November giving us months to get things sorted.

Its stress free though which is nice. We don't even have to decorate if we don't want to as it was done recently and looks decent *twiddles thumbs*
 
Search results come back incorrect, blame your solicitor. Top notch!

Not blaming them for incorrect results, that is the county councils fault. I am however hacked off that they cannot investigate the simplest of questions being asked considering they are not the sort of thing most people would know about. Most of the answers were on the planning portal and took 30 minutes to find. Maybe i should think of it as saving myself £100 in fees :D
 
I had to constantly chase my solicitor about things and check on Land Reg search as he was lethargic about it.

Mine is exactly the same. Bloody useless solicitors.

Now having to directly tell my solicitor and the sellers that there is an extension in my house which doesn't have planning permission.. (Its quite obvious!)
 
Well, we finally got our mortgage approved, then our buyers pulled out because their mortgage co wouldn't provide one on our house as its a PRC type :( . Annoying thing is, it's not even of the type listed under the housing defects act.

Here's hoping another buyer comes along soon.
 
Pay for good solicitors. Lots of people I deal with in transactions are buying £500k+ homes and paying some online conveyancing farm to do their purchase and wonder why there are problems! The amount of people who expect me to give a low quote to save a few pounds or expect no win no fee quotes (don't realistically exist in conveyancing) are unbelievable.

For a freehold house purchase expect to pay £650+ VAT & disbursements and £850+ for leasehold if you want a decent solicitor.

Agree. Payed approx £1600 for my solicitors fee and they were excellent. Didn't even charge me for 3 house purchases that fell through and only charged me for the 4th and successful attempt

This. We aren't the cheapest and we know that, but very very rarely do people have a bad thing to say about our service and when they do it's usually for reasons of their own wrongdoing like not reading correspondence or not returning documents in a timely fashion.. :rolleyes:
 
Plus, it depends on the individual solicitor. I know as the firm i have dealt with over the years has been great but the 'individual' solicitors employed by it vary quite a bit!!!
 
Finally had some movement with Solicitors, And its looking promising for this Friday, They are just sorting up some loose ends and will confirm later today.
