The nervous wait to exchange....

We've started the long process :(.

Going ok so far. House went on the market last Wednesday, have had 38(!) visits so far, and four offers, all over asking price.

Put in two offers yesterday, just waiting to hear and then fingers crossed, though I've no doubt we'll have to get through a shortlist of at least 10 because of the market here.

Really annoys me that we'll be back over 50% LTV on a mortgage, but its for the best. With the wee one our current house just isn't viable.

I just hate the whole process..
 
This. We aren't the cheapest and we know that, but very very rarely do people have a bad thing to say about our service and when they do it's usually for reasons of their own wrongdoing like not reading correspondence or not returning documents in a timely fashion.. :rolleyes:

As a solicitor then, can you tell me what your response would be to a customer billing you for time spent chasing you?

Also, above you said that if a search is wrong its not the solicitors fault - who's fault is it? Not trying to be an arse, I just don't know.
 
Woop it is now confirmed, Friday is completion date set.

Took 3 months and 12 days to get to this day, And I am glad it is finally here!

Really lucky as I had pre-booked virgin without a completion date that gets installed Monday :D so I will be without internet for the weekend and that is it.
 
Solicitor just sent me a contract and it only had my name on it!

It should have wifes name too! what a muppet!

I informed him and he said he will sort it.

Ask which terms and conditions I had signed to that effect :p I'd also wonder why you think that's appropriate, don't see people invoicing utility companies, insurers, bar staff etc when you have to sit on hold/in a queue.

Since theres legal precedence for charging banks for chasing and waiting, I just wondered if the same thing would apply to Solicitors.

Essentially, if I'm spending a lot of time chasing a solicitor I would not consider them to be doing their job, and yes I would expect recompense from any company for having to do the same.

Everything is place for me now, just need to wait until feb for the house to be built in Chasewater Staffordshire :)

When you get the keys, push your missus out the way and stake a claim in a couple of bedrooms before she can otherwise you'll not get anything. Then over the years you will gradually pushed out and get the shed. Land grab while you can!!

Good luck, I don't think I could wait that long, I'm far too impatient
 
Me and fiancée are FTB a 4 bed house, we have; our bedroom, walk in wardrobe bedroom, her office bedroom, and my games room bedroom. I also have claim on the garage.

How can we make sure it's right? If there is something blatantly amiss I might notice but if a search comes back to say a road is (un)adopted, I'm sure not gonna know any different!

I don't have access to local authority land charge records, planning history (except where some councils make them available online), highway adoption maps, right of way maps, mains water and drainage maps, contaminated land records, flood records.... Need I go on? The whole point of the searches is to get the information we can't, but that banks require.

Search providers have insurance to cover incorrect results.

I don't know - thats why I'm asking. Why isn't there a system in place to make sure the information is accurate?

Quest to exchange not helped by the developer (new build) and solicitor having different ideas of which plot number relates to which plot...

Already done.

I've marked the garage, the smallest bedroom for my game room and the downstairs cupboard for comms.

The sweet deal is FTTP comes with it, and I can't wait. :)
 
Been told the house I'm going to buy needs a new boiler :(

Anyone got the rough price for a new combination boiler? (I'm expecting circa 2k?)
