The nervous wait to exchange....

Just starting out down this road as well, so far:

10th Sept House on Market
21th Sept Sold to FTB at asking price
26th Sept Offer on house rejected, seller ends up going with a cash buyer who offered less than us
1st Oct Offer on another house and currently waiting to hear

How many houses did people offer on before they got one accepted? Our current offer is £5K over OIEO value but I'm not feeling very confident.

Offered £20k under asking, countered by the vendor to meet us at £10k under asking, accepted and purchased.

We had three houses we went for before this current one. First house, we offered 25k under asking, then went up another 8k. In the end we left it as the vendor just wasn't moving at all. Ended up selling 6-8 months afterwards for 10k under. Second house we had an offer accepted, this time we were 25k over where they had advertised "Offers in excess of"... this proceeded to survey at which point I think they decided to be greedy and withdrew from the sale. House is still up for sale now (1 year on). Finally the house we actually ended up with we went in 25k below, and then ended up in the middle between their asking and our initial offer. Thankfully completed without any hiccups and we've been in for 5 months now. :)
 
Wow thats a Massive extension. Would a council actually approve that? Thats close to Doubling the house size!
It depends... There aren't really any rules as to what size is acceptable, more the impact of any proposal on the character of the area and neighbours (at least where I work).

At the same time, 2. We wouldn't move on price at £5k under as they needed work. We lost out on both before finding the last one (which we pulled out of eventually for various reasons).

We complete on Monday for the latest which we got at asking price and out of all those I have seen, this was easily the better option (even if it did cost us another 6 months of renting)
 
I have really not been impressed with Nationwide through my process so far. After not offering me the correct product, they then got my name and the number of years on the lease wrong on the subsequent offer. Today I finally received an offer for the right product with correct details! Only taken a month...



This now means I have everything in place. However, the seller does not. God knows why, as they are still paying a mortgage and service charge for a flat that has been empty for over a year and there is no chain!

Nationwide have been a pain from day one here too.

  • Randomly decided that part of my salary wasn't salary for no reason.
  • Put my address in the city line and the city in the address line causing me to fail credit checks.
  • Won't accept bank statements from Nationwide as proof of address.
  • Wanted proof of savings in accounts that are held with Nationwide!
  • Decided that my girlfriend had no credit history.

My mortgage offer is with Nationwide :S I'm hoping there's no problem when it comes to completion. Should have roof finished on house by end of this week.
 
Sold my house again on Sunday. Original sale in March fell through in July and then the missus decided she was going to look for a new job so we only managed to get it up for sale again a week ago.

Took a £5k hit on the sale price but as we are now post-Brexit not to bothered.

Going to look at a house this evening and hoping the missus likes it as location wise it is perfect and I know I will like it already.
 
I have finally exchanged after nearly 3 months on an empty, chain free flat!

18.07: offer made
19.07: offer accepted
27.07: memorandum of sale received
01.09: hom****** report and incorrect mortgage product offer received
23.09: correct mortgage product offer received with incorrect details
29.09: correct mortgage product offer with correct details received
13.10: exchange!

Looking to complete and collect the keys tomorrow. Then begins a lot of work. It needs complete renovation...
