How far can I build out without planning permission?

I was under the impression that I could only build 3m past rear wall of my property without planning permission, however I've just been on my council site and I'm not sure but it seems to be that I can build out 4m without planning permission.

And within that page is a link to a PDF about planning permission:

Does this mean I can build 4m without planning permission or is it the 3?

I can't check at the moment but i remember reading something about terraced and semi detached as being able to go 3m out and detached being 4m.
Check planning portal, it should give you a better idea but you would have to take local restrictions into account.

That's what I originally used and have based my decision on, but this is something I've seen today that might be changing the situation

I'll speak to the council on Monday morning and see what they say

From memory it was 4M projection from rear wall, and 3M from rear fence. Although it probably varies between councils.

We did ours under lawful development within those constraints.

I think there could also be covenants covering building stuff as well as planning permission considerations? I know our neighbour is having fun and games as they've bought some adjoining plots and wanted to build some stuff but a restrictive covenant covers the 2 plots of land that his and our house stand on - which is having an impact on a small but crucial part of the development.

If you are looking to extend within PD, it's well worth your while getting an experienced builder or architect working in the local area to come and have a gander. Lots of councils have particular rules purely for certain areas or streets. If you are thinking of trying to get the max, best to be safe and get it all checked out. A few years ago someone up the street stuck a massive kitchen diner extension on and ended up having to rip it down, and that was because the builder he employed said 'yes, no problem to build that, it'll be fine'. The building trade is a minefield, so be careful.

From memory when we did ours, it depended on whether you were a semi-detached house or detached. 3m for a semi and 4m for detached, there was also then a calculation for step back from neighbouring fences/property.

This is correct if you have PD rights. It depends on your local area and how your area is set up. We researched this quite intensively as we live in a conservation area and it's a lot more complicated. Definitely ring your local council planning office, the one in Birmingham was very helpful.
