Land / Self Build?

For what it is worth a quick look on the Lancashire County Council website identifies that the site is within the greenbelt and would appear to be outside of the development limits, But also the land no more than 100m to the east at Bannister Hall (appears to be a farm) is identified in the LDF as a suggested site for residential development, this too is within the green belt.

It's certainly not a clear cut plot.

Well worth a go though, as long as your prepared for the fact you may lose money on it.
I'd try for two.
Build one, live in it for a year or so then build the next, sell the first, live in the second.

I know a good Lancaster based architect if you want a recommendation.

Good luck and don't be put off by the councils response by the planning officer or the planning committee. Experience says both may be negative, doesn't mean you won't end up with a consent at appeal.

I keep looking into this, but I am not sure on the finance side and if its worth the hassle, opposed to just buying another place when we sell our current home.

Yeah the 60% mortgage is a bit of a bugger, ok if you've got a decent deposit though and ultimately you get the house you want rather than a random house designed for someone else.

Its also the unknown factors, what goes wrong etc etc, people letting you down, times slipping, you need a healthy reserve for this
 
Do the base assumptions of 1k-1.5k per SqM still apply for builds where you're from scratch like this?

I know there are thousands of other factors at play. Seems to be a lot of "prefab" self build houses with timber structures that i've seen online which i assume would be cheaper.

Quite a lot of the time with the prefab stuff, huf haus etc assuming thats the prefab you're meaning will be more expensive cos its produced to a high standard?
 
Ah ok, there's every chance thats true.

I was just thinking of the times i've watched Grand Designs and they've had a structure built from panels in about 2 days. I thought if you could largely automate that process then it would reduce costs due to the lack of labour hours.
