Well, got myself a flat. Its brand new. Block of flats all sold but 6 were kept for a housing association of which i have managed to secure one!

Thing is, couple of the rooms need carpet / flooring. Bathroom and kitchen flooring is already down.

I am viewing the flat this week.

As i am not going to be living there forever as i am planning in maybe a year or so to buy a house, what would you guys recommend for flooring? I wanted to put laminate down but i would need to put acoustic underlay under it. So, cheapest flooring? Good underlay and foam backed carpet?

I dont want to spend much as its only going to be a temporary living accomodation (hopefully). Saying that, i may end up being there a bit longer depending on circumstances.

Any advice would be welcome. Its my first flat, first ever rental, first ever living on my own!

So they get the place carpeted for free coz it's not like you are going to take them with you, if it's only a year or so I would get some cheap cord carpet or look around for some bargain offcuts, can be surprising how big some of these are.

If you're only renting and planning to move out in a year or so anyway, do you really want to have such a big outlay for carpets/flooring?

Are there no other properties available?

This one is brand new and in a good area close to work. 2 bed too.

In that case i'd go with the above suggestion and just get offcuts of carpet put in. Could probably do the lot for a few hundred. To do laminate and decent underlay i'd say you're looking around 30/sqm fitted.

How bigs the flat?

Once i view the flat i will measure and look at what you guys have suggested. I was shocked when they said i would need to put flooring down.

Seeing the flat this thursday. Will ask many questions.

I really want to buy long term but not enough time now as completion is a few weeks away.

Is also suggest you take lots of photos so that when you come to leave you have proof of things so they don't try and keep your deposit for minor things, had a friend who left a place in better condition than when he moved in and they tried it on till he showed them photos.

A big rug that almost fills the floor would be good, we have one in our lounge, on top of wood flooring, cost £130 from Very.

I don't think it is unusual.

like damage to a carpet that the OP paid for :p

Just curious if anyone has bought a new build and later regretted it? This could be due to bad builds etc.

My first house 30 yrs ago was a new build and was terrible! So many snags and issues.

Be interested if any of you have regrets about buying a new build and who the company was.

What I don't like about new builds is the attention to detail on things. For example, take the pathway up to the front door etc, strip of badly laid cheap flag stones that will slip and come loose after a couple of years. I see it time and time again.

Brother in law just bought a new place. He's pleased with the place but like you say plenty of snagging issues i.e. Wrong trim used around bay windows which currently isn't water tight and has leaked slightly, boiler issues etc. Given he lives in Antrim those things are kinda important
